We’re now seeking an experienced and motivated Senior Estimator / Procurement Manager to lead our estimating department and play a pivotal role in delivering accurate, high-quality results across our premium custom home projects as well as our investment homes.
The Role
Reporting directly to the General Manager, this position oversees the full estimating function, being quite hands on, you will be preparing Bills of Quantities (BOQ's) and Purchase Orders ensuring every project is accurately costed.
The ideal candidate will be confident managing a team, skilled in negotiation, and proactive in finding solutions when supply or trade challenges arise. You’ll work closely with suppliers, trades, and the internal team to maintain precision, consistency, and cost efficiency across all Avondale Homes builds.
Key Responsibilities
* Manage and mentor the estimating team to ensure accuracy, efficiency, and consistency across all projects
* Prepare detailed and accurate Bills of Quantities (BOQs) and Purchase Orders for custom-designed, high-end homes as well as Investment Homes.
* Review and interpret architectural, engineering, and survey plans, ensuring all design elements are costed correctly
* Negotiate with trades and suppliers to achieve competitive pricing and maintain strong working relationships
* Manage and maintain supplier databases, cost libraries, and trade agreements
* Provide alternative options and solutions when specific materials, finishes, or trades are unavailable or delayed, ensuring minimal disruption to project timelines
* Liaise closely with site supervisors, customer service officers, and the design team to ensure all costings and changes are properly communicated and implemented
* Provide accurate variation pricing during construction, ensuring compliance with company procedures
* Review contracts, specifications, and construction documentation for accuracy and compliance
* Ensure all estimating practices align with QBCC and NCC regulations and standards
* Generate cost reports and project analysis for review with the General Manager
* Support continuous improvement initiatives across estimating and procurement processes
Skills & Experience
* Minimum 3+ years of experience in residential estimating (custom homes preferred)
* Strong leadership skills with the ability to manage, mentor, and support a small team
* Proficient in Databuild and Microsoft Office Suite
* Strong organisational and time management skills, with the ability to manage multiple projects simultaneously
* Excellent understanding of QBCC, NCC, and construction regulations
* Proven ability to negotiate with trades and suppliers and build long-term relationships
* Highly skilled in problem-solving, able to identify cost efficiencies and alternatives when products or trades are unavailable
* Exceptional attention to detail and accuracy in costings and documentation
* Professional written and verbal communication skills
* Positive team attitude and commitment to maintaining Avondale’s high standards of quality and service
