Due to growth join our Queensland Logistics Property management team as we expand across five industrial estates in South East Queensland. This new role has been created due to significant business growth over the past five years and offers the chance to develop your skills while supporting the management of an institutional grade portfolio. This position is based across our Hendra asset and South Brisbane head office.
We are looking for a Property Manager
A commercially minded property professional who enjoys variety, stakeholder engagement and the operational side of managing industrial assets. You might currently be in agency, assistant property management or a similar role and looking to step into a broader, portfolio based position.
What You Will Do
* Manage day to day operations across five logistics estates in South East Queensland
* Support the management of an institutional grade industrial portfolio
* Oversee lease administration including understanding lease structures and obligations
* Manage recoverable outgoings including forecasting, end to end reconciliation and wash up
* Assist with internal capex projects including safety, standards and contractor coordination
* Contribute to budgeting and forecasting for capex programs
* Manage arrears including bank guarantees, insurances and general lease compliance
* Work closely with customers to resolve issues and manage conflict professionally
* Engage with internal and external stakeholders including contractors, suppliers and customers
About You
You have a strong attention to detail, an analytical approach and confidence managing complex or challenging conversations. You enjoy problem solving, working with different stakeholders and taking responsibility for your assets. You bring a positive attitude, strong communication skills and a commercial mindset.
Experience and Skills That Count
* Experience in commercial property or agency, ideally with institutional grade assets
* Sound understanding of leases and how they operate
* Strong grasp of recoverable outgoings including budget preparation and reconciliation
* Experience with capex projects or project coordination (safety and standards exposure ideal)
* Analytical mindset with strong numerical capability
* Ability to manage arrears, insurance and general lease administration
* Excellent communication skills and confidence dealing with unhappy customers when required
* Strong stakeholder management across suppliers, contractors and customers
