Position Summary
Lead complex property and tenure strategy across a national portfolio that supports Australia's critical communications infrastructure. As Senior Property Manager you'll take end‐to‐end accountability for the proactive management of BAI Communications' diverse property portfolio, including broadcast, telecommunications and corporate office assets. You'll lead leasing and tenure strategies, ensure regulatory compliance, negotiate commercial outcomes, and work closely with internal stakeholders to support speed‐to‐market delivery — all while safeguarding tenure security across a nationally significant portfolio. This is a 9‐month FTC role commencing 1/7/26 to 9/4/27.
Key Responsibilities
* Act as BAI's primary representative with landlords, building long‐term, constructive commercial relationships
* Develop and execute leasing and tenure strategies that strengthen security, flexibility and value
* Negotiate commercial property agreements, renewals and variations, partnering with Legal to finalise documentation
* Resolve property‐related issues pragmatically to minimise operational, customer and financial impact
* Review tenure permissibility for new and evolving site requirements, securing consents where required
* Prepare submissions for planning, environmental and regulatory approvals, engaging directly with authorities
* Manage third‐party consultants including surveyors and environmental specialists
* Maintain accurate property databases and support property‐related financial reporting
* Collaborate across Property, Legal, Finance, Engineering, Account Management and Project Delivery
* Provide high‐quality support to the Head of Property and contribute to continuous improvement across the portfolio
About the Candidate
You are an experienced commercial property professional who brings sound judgement, commercial acumen and confidence operating in complex regulatory environments. You're comfortable negotiating at senior levels, balancing risk with opportunity, and making well‐considered decisions in time‐critical situations.
* Deep working knowledge of commercial leases and land‐related legislation across Australia
* Practical experience navigating town planning, environmental and regulatory frameworks
* A track record of securing favourable tenure outcomes and optimising property cost‐bases
* Strong stakeholder capability, with the credibility to influence landlords, authorities and internal leaders
* Disciplined decision‐making under pressure, supported by clear reasoning and commercial insight
* A customer‐focused mindset aligned to operational delivery and long‐term value creation
* Experience managing consultants, contracts and property‐related financial inputs
Qualifications & Experience
* Minimum 10 years' experience in commercial property, telecommunications acquisition or corporate real estate
* Tertiary qualifications in Property, Land Economics, Environmental Planning or a related discipline
