The Building Services Manager role involves managing the delivery of the 'hard' facility management services for the contract. This role has overall responsibility for ensuring the maintenance of the building and its function. This includes the achievement of stringent Key Performance indicators (KPI) while also achieving reporting requirements and financial deliverables within the Annual Operating Plan (AOP).
This role actively supports the client in achieving overall contractual compliance. Strong working relationships with all stakeholders and contracted parties is critical to the success of this role.
Key Responsibilities:
* Manage the successful delivery of all building services, to ensure full compliance to all KPI and Policy and Procedure Manual (PPM) requirements
* Complete delivery of all Lifecycle and Refurbishment requirements within scope, budget and schedule
* Proactively monitor outstanding work requests and actively manage to ensure they are closed within prescribed timeframes
* Support the development and completion of the Annual Works Plan (AWP) and action the delivery of works within the AWP in line with the site PPM
* Develop and maintain strong staff management systems and achieve compliance to all Honeywell policies and procedures
* Optimise planning of strategies, external resources engineering and subcontractor activities
Key Experience & Capabilities:
* Trade qualification or Engineering degree (Mechanical, Electrical, Mechatronics or similar).
* Minimum 5 years' experience in a highly complex building environment
* Experience within PPP or major infrastructure environments
* Technical or engineering background in building services, asset management or systems engineering
* Experience in Facilities management with understanding of mechanical, electrical, BMS, Security or fire services
* KnowsAustralian Standards – building / commercial maintenance, HSE legislations and compliance
* Strong commitment to customer satisfaction
* Strong communication, both verbal and written
* Self-motivated and the ability to work independently without supervision
* Knowledge of computerized maintenance management systems and PPP performance
