The Role: Property Manager
This is an exciting opportunity to further your career in residential property management. As a Property Manager, you'll be crucial to our agency's ongoing success, handling a variety of tasks and supporting our portfolio's growth. This position is perfect for a dynamic, detail-oriented, and organized individual with excellent multitasking abilities.
The role will include all the following aspects but not limited to:
Property Management:
- Manage all aspects of day to day property management across small but growing portfolio (End-to-end management of a residential portfolio)
- Conduct and finalize ingoing, outgoing and routine inspections (or other inspections) Could be discussed to outsource to an external supplier
- Coordinate the preparation of the start of each tenancy e.g. advice, repair work, cleaning, etc.
- Management of contractual agreements and documents
- Arrange, liaise and delegate all ongoing maintenance with trades for repairs
- Follow up tenant arrears
- Periodically conduct rent reviews, lease renewals and send rent increase notices
- Proactively communicate to clients and other stakeholders such as Landlords, Tenants, Building Manager, Strata Manager, suppliers, etc.
- Nurture existing relationships and maintain excellent customer focus
- Management of Tenants and Landlords' Negotiations
- Manage Tenancy Tribunals on behalf of property owners where required (If any, but so far none)
- Updating Minutes of Meetings
- Updating Property Me with updated tenancy records and always ensure that property me data is accurate
- Keys access management & Labelling
- Management of Vacating Process including Vacate Letter preparations
- Rental Bond Management
- Assist Leasing team with Open Home Inspections & Private Inspections (If needed)
Ideal Candidate Requirements::
- Previous experience in property management is a must
- Previous experience in real estate office as admin or reception are highly preferred
- Current Real Estate Certificate of Registration/Real Estate License
- Knowledge of NSW residential tenancy legislation
- Reliable, Humble and trustworthy in all matters
- Professional with immaculate self-presentation
- Proactive, Solution Oriented and Collaborative
- Quick learner and Independent
- Think outside the box and the use of common sense
- Proficient communicator with strong customer service skills
- Excellent time & organisation management with strong attention to detail
- Highly Organised and Not easily to forget things
- Ability to manage time and priorities effectively
- A professional, calm, and solutions-focused approach
- Effective MS Office Skills
- Willingness to learn new skills and process systems
- Driver's license and own vehicle is a MUST
