Position Overview
As a Maintenance Technician I, you will be responsible for coordinating tasks and supplies to prepare vacant units for re-occupancy effectively. You will also assist the maintenance team with special projects. The role involves maintaining the overall condition of the property, including exteriors, common areas, vacant units, floor care, and trash removal. You will also handle property surrounding duties such as litter pick-up, janitorial tasks, sidewalk clearing, and snow removal to ensure a safe, attractive, and comfortable environment. The position involves performing preventative and corrective maintenance, maintaining relationships with residents and vendors, and reporting to the Maintenance Supervisor or Property Manager depending on property size.
Essential Functions And Responsibilities
Clean and restore recently vacated apartment homes.
Maintain cleanliness of the facility and grounds.
Change bulbs, locks/keys, and assist with appliance installation.
Perform exterior/interior painting, caulking, and light drywall repairs.
Manage painting, pressure washing, and outdoor cleaning tasks.
Conduct walkthroughs of units to forecast repairs and create punch lists.
Assist with trash removal and quality control of units for move-in standards.
Prepare units for painting and routine maintenance involving electrical, plumbing, HVAC, and appliance repairs.
Required Education And Experience
Minimum of 1 year of relevant experience.
Reliable transportation and willingness to travel (1-3 days weekly).
Excellent verbal and written communication skills.
Strong customer service, problem-solving, and organizational skills.
Knowledge of maintenance, minor repairs, hand tools, and power tools.
Ability to manage difficult customer situations and prioritize tasks effectively.
Work Conditions & Physical Demands
Work indoors and outdoors in various weather conditions.
Ability to lift up to 20 pounds and perform physical tasks such as climbing stairs and bending.
Visual and sensory abilities to perform maintenance tasks effectively.
