Overview

On-Demand Operations Assistant
(Independent Contractor)

Location : Various (Property dependant)
Reporting to : Operations Manager
This is a flexible, on-demand independent contractor role. You’ll have the freedom to choose when you work, with no set or guaranteed hours, and you’ll be engaged as a contractor.

About
We are seeking a reliable, proactive, and solutions-oriented on-demand Contractor to support our short-term rental properties across a variety of tasks via the Breezeway platform. This flexible, task-based role is ideal for someone who thrives in a fast-paced, customer-centric environment and takes pride in maintaining high standards in everything they do.

Key Tasks

Key & Access Management

1. Set up, maintain, and audit lockboxes (temporary and permanent).
2. Manage secure key transfers and ensure up-to-date key tracking for each property.
3. Provide guest and owner support during lockouts or key replacement needs.
4. Coordinate with third-party key storage providers (e.g., Keynest, Keycafe).

Inventory & Logistics Support

1. Deliver, remove, and restock essential items (e.g., linens, toiletries, consumables).
2. Assist with sourcing, purchasing, and transporting property essentials.
3. Ensure timely restocking and setup based on property requirements.

Guest Experience Support

1. Respond to and troubleshoot guest-reported issues (e.g., WiFi, air conditioning, plumbing, appliances).
2. Deliver emergency items or supplies to guests when needed.
3. Coordinate lost-and-found retrieval and postage.
4. Support VIP guest check-ins and fulfill special requests.

Owner & Property Assistance

1. Perform on-site inspections to identify maintenance needs and ensure compliance with fire and safety regulations.
2. Oversee bin collection and return services for scheduled waste removal.
3. Assist owners with WiFi setup and provide basic tech troubleshooting.

Property Onboarding & Offboarding

1. Complete property readiness reports and ingoing inspections.
2. Assist with staging and coordinating photoshoots during onboarding.
3. Handle end-of-tenancy or contract returns, including key transfer and final inspections.

Routine & Emergency Property Inspections

1. Conduct scheduled inspections to ensure property standards are maintained.
2. Perform rapid-response inspections following reported damage, events, or emergencies.

Requirements

1. ABN registered contractor with own reliable transportation and a smartphone.
2. Strong problem-solving skills and ability to think on your feet.
3. Confidence using task management platforms (Breezeway experience a plus).
4. Ability to work flexible hours, including weekends and holidays, on an on-demand basis.
5. Strong communication and time management skills.
6. Must be dependable, detail-oriented, and respectful of clients and guests.
