Your key duties will include (but are not limited to):
* Check and approve tenancy applications
* Supervise the execution of tenancy agreements and associated documents
* Prepare and place advertisements for available rental properties
* Manage rental inquiries and show available properties
* Organize appointments and conduct open for inspections
* Maintain regular communication with current landlords
* Organize repairs and maintenance to managed properties and inspect where necessary
* Organize and conduct:
* Periodic inspections of managed properties (6–12 months)
* Condition reports
* Vacating or final inspections
* Prepare, lodge, and present applications to the VCAT and act in accordance with orders
* Authorize payments of clients’ outgoings
* If required, attend to clients’ insurance claims and payments
* Track rent arrears
* Carry out rent reviews
* Complete and file all Bond lodgements, Bond transfers, and Bond claims
* Attend meetings and training as directed
* Duties as requested by the agency principal
* Identify challenges and be solution-focused to address these on behalf of and in collaboration with the team
* Identify strengths, leverage, and share best practices
* Knowledge of Property Me and Inspection Express is favorable
* Oversee property management team compliance with company policies, procedures, and relevant legislation
As an experienced Property Manager, you will manage our portfolio of properties and be encouraged to build and nurture relationships. Your day will involve working within a team of professionals, including and alongside our directors and sales department, providing guidance and support to the rental staff.
To be successful in this role, you will ideally demonstrate:
* Current Agents Representative Certificate
* Reliable car and driver’s license
* Current police check
* Refined negotiation skills
* Excellent phone manner
* Corporate presentation
* An eye for attention to detail
* Strong computer skills
* Organized, reliable, and willing to take on a diverse range of tasks
