General Summary
Under the immediate supervision of the Maintenance Supervisor, the Maintenance Technician is responsible for all aspects of maintenance and repairs at an apartment community.
Essential Job Duties and Responsibilities
* Make ready units for new move-ins
* Complete grounds work such as: grounds pick up, blowing of breezeways, and light landscaping
* Coordinate with Maintenance Supervisor to complete projects and work orders efficiently
* Perform minor electrical maintenance including, but not limited to, replacement or repair of fixtures (e.g., wall switches, outlets, bulbs, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools
* Perform minor plumbing maintenance (e.g., repair leaks, unclog drains, add new lines)
* Perform minor painting, carpentry, and masonry work (e.g., surface preparation, painting, hanging doors, fitting locks and handles)
* Be HVAC certified, with knowledge of systems, able to maintain, repair, and replace HVAC systems
* Diagnose problems, replace or repair parts, test, and make adjustments
* Schedule and complete preventative maintenance programs
* Read and interpret equipment manuals for maintenance and service
* Respond to emergency situations during and after hours to resolve immediate concerns
* Work flexible hours as needed
* Comply with safety regulations and maintain clean, orderly work areas
* Complete other tasks as directed and assigned
