The Role
We are seeking a proactive and experienced R&M Housing Manager to lead and coordinate our maintenance operations. This role involves organising a team of in-house tradies and various subcontractors to deliver repairs and maintenance across our housing portfolio. You will drive scheduling, invoicing, purchase orders and client communication, ensuring all maintenance work is effectively managed and delivered on time.
The role is 7:00am - 4:00pm Mon - Fri and a shared on call roster to facilitate occasional after hours phone calls for immediate health, safety and security issues.
Key Responsibilities
* As the R&M Housing Maintenance Manager, you will:
* Lead, supervise and coordinate a team of in-house tradies and multiple subcontractors to deliver repairs and maintenance across the property portfolio.
* Develop and manage maintenance schedules, ensuring effective allocation of resources and timely completion of works.
* Liaise with clients, including government stakeholders, to communicate updates, resolve issues and maintain strong working relationships.
* Raise and manage purchase orders, process contractor invoices, and ensure accurate financial documentation.
* Oversee quality control of maintenance works and ensure compliance with organisational and safety standards.
* Coordinate contractors and subcontractors, negotiate scopes of work, and monitor performance.
* Maintain clear records, reports, and documentation for audit, compliance, and performance analysis.
* Participate in an on-call roster during your assigned 2-week period to support after-hours maintenance as required.
About You
Essential:
* Proven managerial experience, ideally coordinating trades teams or maintenance operations.
* Experience liaising with government or large institutional clients and maintaining professional communication.
* Excellent organisational skills with the ability to manage competing priorities.
* Strong administrative capability, including experience with purchase orders, invoicing, and contractor coordination.
* Willingness to participate in an on-call roster during rostered periods.
Desirable:
* Experience in building, construction, residential maintenance or property services (formal qualifications or practical experience).
* Understanding of maintenance planning, procurement processes and contractor performance.
* Relevant trade qualifications or industry certifications.
