About the Role
We are seeking a highly motivated and experienced Serviced Apartment Manager to oversee the daily operations of our serviced/holiday apartment rentals. The ideal candidate will have strong leadership skills, exceptional customer service, and solid experience in hospitality or property management.
Key Responsibilities
Guest & Front Office Operations
* Direct and oversee reservations, reception, guest services, and check‑in/out procedures
* Resolve guest inquiries, complaints, and special requests professionally
* Assess and review guest satisfaction to ensure service excellence
Housekeeping & Property Management
* Oversee housekeeping performance, room inspections, linen requirements, and cleanliness standards
* Supervise and coordinate room service, building cleanliness, and amenity upkeep
* Manage security arrangements, CCTV review, and incident reporting
* Monitor garden and property maintenance, repairs, groundskeeping, and contractor management
Staff Leadership & Training
* Lead, train, mentor, and supervise staff across housekeeping, reception, and maintenance
* Prepare staff rosters, performance evaluations, and ensure smooth team coordination
Compliance & Safety
* Ensure compliance with occupational health & safety regulations, fire safety standards, and building policies
* Maintain proper documentation, risk assessments, and incident logs
Financial, Accounting & Inventory Control
* Oversee daily accounting, petty cash, bond management, and weekly reporting
* Manage purchasing, supply inventory, vendor accounts, and cost control
* Prepare financial summaries for management/ownership
OTA & Revenue Management
* Ensure room availability and pricing are correctly updated on Airbnb, Booking.com, VRBO, Agoda, and other OTAs
* Coordinate with channel managers to maintain rate parity and maximise occupancy
* Monitor reservation trends and adjust pricing during peak/low seasons
Owner, Guest & Stakeholder Engagement
* Engage and communicate with unit owners regarding updates, repairs, and occupancy
* Provide guests with local tourism information, arrange tours, transportation, and activity bookings
* Coordinate with external agencies, body corporate, and service providers
Additional Relevant Tasks (recommended for this role)
* Manage preventive maintenance schedules
* Conduct monthly inventory of supplies, linen, and equipment
* Oversee emergency procedures and after‑hours guest support
* Assist with marketing activities, social media updates, and guest feedback responses
* Generate occupancy, revenue, and guest satisfaction reports for management
* Maintain compliance with building by‑laws and short‑stay accommodation regulations
Qualifications & Skills
* Experience in serviced apartments, hotels, Airbnb management, or property management
* Strong leadership, communication, and organisational skills
* Ability to multitask in a fast‑paced environment
* Knowledge of OTAs, channel managers, and Microsoft Office/Google Workspace
* Customer‑focused attitude with excellent problem‑solving skills
* Understanding of OH&S, building compliance, and emergency procedures
