Position Title: Maintenance Manager – Rydges Melbourne
Reports to: Chief Engineer – Rydges Melbourne
Key Stakeholders: Hotel departments, contractors, suppliers, EVT Engineering & FM, EVT Risk, Hotel Finance, EVT Sustainability, EVT internal auditors

Position Overview

* Responsible for assisting the Chief Engineer to protect the integrity of the hotel building and plant and equipment through general, routine and preventative maintenance of hotel assets, building compliance and safe operation including the effective maintenance service to all departments within the hotel.
* The Maintenance Manager is a key role within the maintenance management structure reporting directly to the Chief Engineer.
* The Maintenance Manager will oversee maintenance staff and contractors and may work in both an office setting and across the property, addressing Mechanical/HVAC, Fire, Electrical, Hydraulics and other Engineering building services type issues.

Key Accountabilities & KPI’s

Building Maintenance

* Provide an effective maintenance service to all departments. This will include hands-on work as well as delegating tasks to contractors and in-house maintenance staff.
* In conjunction with the above, ensure all Work Requests (internal and external when allocated to contractors) are raised via myBuildings and ensure relevant purchase order and invoicing processes are followed.
* Proactively identify areas of improvement within the hotel, ensuring preventative maintenance plans are in place, operational, audited and reviewed at least annually.
* Manage all maintenance contractors engaged via myBuildings and ensure works are carried out to the highest standards possible while maintaining a safe environment for all stakeholders and property.
* Ensure the building and surrounds, plant, machinery and equipment is maintained and operates at the most efficient and productive level possible following all OH&S, WHS and AS standards.
* Assist to ensure compliance with relevant internal and external hotel or building audits. Oversee and implement plans of rectification in a timely manner.
* Assist to ensure the continued safety of all guests and staff by ensuring the building’s fire alarm and detection systems, fire hydrants, fire sprinkler system and all other essential services are in an operational state, actively connected, free of isolations and well maintained at all times.
* Assist to manage Repairs & Maintenance department expenditure in accordance with best practice and the annual budget as set out by the Chief Engineer and General Manager.
* Assist to manage security and controls with regard to hard keys and card assess management in line with company policies.
* Be available for overtime or emergencies if required. Working hours are flexible and include weekends if required per the roster.
* Assist to review, update and/or create relevant training documentation for troubleshooting procedures or SOPs for both maintenance and hotel duty personnel.
* Assist to ensure all emergency procedures in the case of fire and evacuation are in place and that relevant staff are trained accordingly in line with EVT’s policy.
* Attend daily briefings, departmental committee meetings when and as required as directed by the Chief Engineer and disseminate information to the wider Engineering Team.

Work Health and Safety (WHS)

* Plant rooms, storerooms, risers, switch rooms to be kept free of hazards at all times.
* Ensure paths of egress, fire and exit doors, emergency exists are kept clear at all times.
* Workshop kept clean and tidy.
* Proactively provide feedback to the Chief Engineer in regards to areas of improvement in order to mitigate risk.
* Effectively use both the Incident and Hazard reporting tool specified by the EVT Risk Department.
* Represent the Engineering department if and as required as part of the WHS committee.
* Ensure tools are checked and appropriately inspected in order to ensure a safe work environment for all maintenance staff.
* Ensure practical steps have been taken to actively reduce or eliminate hazards in and around the building.

Compliance & Financial

* Assist to ensure building and statutory compliance requirements are met in line with hotel's Essential Safety Measures requirements as well as applicable Australian Standards.
* Assist the Chief Engineer in gathering and reviewing financial statistics and results relating to the maintenance operations, i.e. water / electricity / gas / etc. with a view to reducing any wastage.
* Purchase equipment and select contractors in line with EVT’s Procurement guidelines.
* Manage all accounts related to repair / maintenance expenditure.
* All Work Requests/Purchase Orders to be approved by the General Manager and Financial Controller via myBuildings prior to purchase/engagement.
* All Fire Alarm isolations / impairments over 8 hours are to be reported to the relevant authority as per EVT policy guidelines.
* All incidents / hazards / serious concerns should be reported to the relevant authority as per EVT policy guidelines.

Contractor management

* Ensure the management of contractors follows EVT’s policy and guidelines including contractor sign in, inductions, work processes, incident and hazard management, safety processes and work permits.

Skills & Experience

These are the desired skills and experience for this role:

* 3+ years’ experience as a Maintenance Technician or similar
* Hospitality background preferred
* Trade background or similar
* High level of professional written and verbal communication skills.
* Provide excellent customer service and maintain a professional demeanor at all times.
* Be able to problem solve effectively, logically and resourcefully.
* Ability to:
o read, understand Engineering floor plans;
o identify, manage and seek resolution to building defects;
o perform job functions with attention to detail, speed and accuracy;
o prioritize and organize;
o be a clear thinker, remaining calm and resolving problems using good judgement;
o follow directions thoroughly and accurately;
o understand guest service needs;
o work cohesively with co-workers as part of a team;
o work with minimal supervision;
o maintain confidentiality of guest information and pertinent hotel data;
o direct performance of staff and follow up with corrections when needed;
