Job Title: Senior Operations Manager

This is a leadership role for someone who wants to manage service operations and maintenance of a shopping mall.


Key Responsibilities:

* Lead the operations team in managing day-to-day activities, ensuring that services are delivered efficiently and effectively.
* Plan, formulate, manage and oversee the operations, maintenance, upkeep, and improvement of the shopping mall facilities.
* Review and develop facilities management programs to ensure the mall performs at an optimal level.
* Coordinate the annual operation budget and administration of service contracts.
* Prepare and collate relevant management reports to inform business decisions.
* Ensure the reliability and efficiency of plant and equipment.
* Implement energy conservation and environmental programs to reduce operating costs.
* Manage BAS systems, analyzing data to conduct proactive maintenance and minimize equipment downtime.
* Maintain good relations with tenants and manage tenant fit-out works and asset enhancement projects.


Requirements:

* At least a Diploma in Estate Management, Building, Mechanical & Electrical Engineering or equivalent.
* Minimum of 7 years of relevant working experience with 3 years at a managerial position in a similar capacity.
* Experience in property management, shopping complex, or retail environment with involvement in asset enhancement projects will be an added advantage.
* Familiarity with Electricity Supply Act, IEE Wiring Regulations, etc.
* Familiarity with building/retail mail maintenance work and regulations.
* Knowledge of car parking equipment, security, and housekeeping is an added advantage.
* Self-driven and able to work within tight deadlines.
* Possess strong leadership, people management, and interpersonal skills.
* Flexible and result-oriented in approach.
* Proven ability to be flexible, prioritize and manage multiple projects, as well as solve problems in a timely manner.
* Candidate who possesses A4 or BO Chargeman Certification from Suruhanjaya Tenaga Malaysia will be an added advantage.
* Possess good command of both written and spoken English and Bahasa Malaysia.
* Computer literate with good report writing skills.
