About the position:

As the Residential Development Services Manager, you will join the Maas family engaged directly in the Residential team.

We are implementing the next exciting phase in our strategic growth plan, and we're looking for an experienced Development Services Manager with proven success leading and inspiring high performing property development or project management teams.

The role will join the senior management team of Residential business segment and be responsible for growing, coaching and inspiring the successful performance of the new development services team.

This is a rare opportunity to establish and lead a centralised Development Services function, providing project governance, financial control and performance oversight across a significant and diversified residential development portfolio.

You will lead the new Residential Development Services business unit, which acts as the central control authority for development performance across MAAS Group's residential projects, including greenfield master-planned communities and low to medium density infill developments.

Ideally, the role would be located in Dubbo NSW, however for the right candidate we will consider base locations of Sydney, Brisbane or Newcastle.

About you:

You will need to be an experienced property development leader with a strong track record in residential or commercial property development management or project management.

You will need to be comfortable working across multiple projects and regions, with the judgement and authority required to set standards, expectations, drive accountability and influence outcomes.

Skills required:

* Proven leadership of complex residential development project portfolios
* Deep technical expertise in development feasibilities, financial modelling, budgets and reporting
* A strong commercial mindset, with the ability to balance risk, return and delivery outcomes
* Experienced in building, leading, coaching and optimising high performing development or project teams
* The presence and capability to operate effectively within a senior leadership team

Essential requirements:

Strategic and commercially astute property development professional with over +10 years in senior management and +5 years in technical and advisory roles, combining deep technical expertise with proven leadership capability.

A culture-focused and proactive leader, experienced in inspiring, coaching, and developing multi-disciplinary teams to deliver high-performing residential development projects from acquisition and feasibility through to construction, sales, and project completion.

Demonstrated expertise in development governance, feasibility, budget control, cash flow management, and financial performance monitoring. Highly proficient in industry-leading systems, including ARGUS Estate Master (DF, DM, CC), Framework, SimPro, Jonas Premier, Office 365, MYOB, and Microsoft Excel, with a strong track record in cost estimation, value engineering, contract administration, and procurement strategies.

Proactive in implementing standardised processes, commercial review gates, and approval frameworks to support timely, informed, and scalable decision‐making. Skilled in identifying opportunities for operational efficiency, process improvement, and risk mitigation, while maintaining compliance with planning, environmental, WHS, and regulatory requirements.

Collaborative and professional, with extensive experience engaging internal and external stakeholders—including project managers, finance, planning, construction, sales, marketing, and legal—to align project outcomes with business objectives. Committed to delivering excellence, optimising project performance, controlling costs, protecting margins, and supporting sustainable organisational growth and reputation.
