We are looking for a National Property Manager to join our Property Team of 9 based at our Store Support Centre located in Rochedale. Reporting to the General Manager - Property and supported by the Property Administrator, you will oversee the property management of our network of some 80 leasehold properties comprising showrooms, warehouses and distribution centres (DCs).
You will represent the growth of the Amart brand to both internal and external stakeholders in everything you do.
About the Role
As an expert in property management, you will be skilled at managing stakeholder expectations, be operationally minded and safety focused. You will achieve success by:
* Preparing, maintaining and reporting on annual budgets
* Managing expenditure against budgets, including outgoings reconciliations, and forecasting accordingly
* Working with the Finance Team on monthly P & L reporting and commentary
* Developing and maintaining high quality relationships with Landlords and Tenants (sub-lessees)
* On-boarding Tenants
* Overseeing the payment of rent (including turnover rent) and outgoings to Landlords
* Overseeing the receipt of rent and outgoings from Tenants
* Challenge outgoings where required
* Ensuring that the Lease Eagle database is accurate and up to date
* Managing annual and option term rent reviews, lease expiries and new terms and preparing recommendations to the Property Committee and Board where required
* Overseeing monthly occupancy cost reviews based on store turnover
* Assisting the General Manager with leasing new and replacement stores
* Assisting the General Manager with securing sub-tenants for excess lettable area in the DCs
* Leading the Property Administrator
* Collaborating with the Facilities Manager and Landlords to implement sustainability initiatives
* Collaborating with the Project Management and Operations Teams on works to premises
* Collaborating with the Leasing & Development Manager on sub-leasing stores and associated warehouses
* Instruct external legal as required
About You
To be successful in this role you must have a minimum of 6 years’ experience in property management (client side and large format retail will be beneficial). With a relevant property management qualification under your belt, you will ideally also be an expert in Microsoft Office (ideally 365). You will have previous exposure to Agreements For Lease and projects in the development phase. Lease Eagle Software and national retail leases legislation experience is preferred, but not essential.
Above all, you will have excellent communication skills and a unique ability to influence your stakeholders to drive outcomes. You will be able to stay focused and organised while working autonomously. You will keep our customers at the forefront of everything you do and be able to think critically to overcome any problems or issues that arise.
