We have an exciting opportunity for an experienced Sales Manager to join our Residential Sales Team in Perth. With Stockland's ongoing success and growth, we require a Sales Manager to develop and maintain a high-performance team to drive project(s) and regional portfolio results.
About the role
Responsible for a regional portfolio, the Sales Manager is a key management role focused on meeting sales and settlement targets of development communities while coaching and developing a high-performance sales team.
Splitting your time onsite and at our Perth Head Office, the role reports to the State Sales Manager.
Your Key Responsibilities include:
Develop and Implement Sales Strategies : Contribute to the creation and execution of sales targets, pricing, strategies, product and timelines across trading and launch communities.
Drive Sales Volume : Achieve sales volume targets in accordance with approved budgets per project(s)
Maximize Enquiry Conversion : Position sales activities, systems, and processes to maximize enquiry conversion and minimize cancellations of deposits per project(s).
Set Pricing Strategy : Establish the pricing strategy for each release to maximize sales potential.
Mitigate Sales Risks : Ensure sales risks are mitigated through diversification and ongoing forecasting for each project based on pipeline, marketing offerings, and competitor activity.
Thought Leadership: Contribute on strategic issues, and the integration of project disciplines (i.e. development, marketing, design and customer service) in a manner that maximises project outcomes.
Build and Nurture a High-Performance Team : Develop, nurture, and retain a high-performance and diverse sales team in accordance with Stockland Sales capability framework.
Coach and Develop Sales Skills : Drive ongoing development and coaching of sales techniques and behaviours in line with the Stockland Sales methodology.
Foster a Supportive Environment : Create a diverse, inclusive, and supportive environment where team members excel.
CRM Experience and Data-led Insights : Effective management and experience with using CRM; Salesforce highly desirable.
Industry Insight : Seek and maintain a library of industry, market, and competitor activity to inform decisions regarding the direction and performance of the region/project(s).
Build Stockland's Reputation : Enhance Stockland's reputation as a trustworthy, moral, and ethical organization that customers want to do business with, delivering exceptional service that embeds Stockland as the preferred product choice in the market.
Accurate Representation : Represent Stockland's products and services in a true and accurate manner.
Sustainable Sales Practices : Enhance Stockland's leadership position and reputation in the industry/customers through sustainable sales practices and adherence to the structured sales process.
Compliance with licensing and legal requirements: including but not limited to licencing, consumer law, privacy and trust accounting
About you
Real Estate Registration is mandatory for this position.
Tertiary qualifications in Construction, Property Management, Business, Marketing or equivalent are highly desirable (however, not mandatory)
Industry experience is necessary and knowledge of legislative requirements, processes, statutory and regulatory frameworks relating to all aspects of residential sales will be highly regarded
Effective management and experience with using CRM; Salesforce highly desirable
Possess a high level of financial and commercial business acumen
Demonstrated application of sales and marketing techniques and frameworks
Extensive sales team management and coaching experience and the ability to manage and lead a high performance, and outcomes orientated team of sales professionals
Proven track record of achieving results through influencing, communication and relationship skills
