Our client is a highly respected real estate office located in Melbourne's south-eastern suburbs. We're looking for a capable, Senior Property Manager to take ownership of residential properties across the eastern suburbs. You'll start with a manageable portfolio and clear expectations, then build momentum through service quality, retention and new business contribution. In addition, you will have your own dedicated Assistant Property Manager which means you will have full support in this Monday to Friday position.
Responsibilities:
* Oversee a well-organized residential portfolio from start to finish, supported by an assistant property manager and robust processes.
* Maintain control over arrears, property maintenance, and regulatory compliance.
* Handle lease renewals and ensure clear, consistent communication with clients.
* Liaise with contractors, tradespeople, and service providers for repairs and maintenance.
* Manage emergency repairs and ensure health & safety compliance.
* Ensure all properties comply with local regulations, tenancy laws, and safety standards.
* Prepare and manage tenancy agreements and legal documentation.
* Advertise available properties and conduct viewings to minimize vacancies.
* Negotiate leases and renewals to maximize rental income.
* Maintain accurate records of all property-related activities.
* Provide regular reports to property owners or management on portfolio performance.
* Build and maintain strong relationships with property owners, tenants, and service providers.
* Implement and monitor operational processes for efficiency and quality.

* Property Me experience (required).
* Solid local PM experience (mid-level ideal).
* Calm, clear communicator with high standards.
* Solid understand of VCAT management.
* Monday to Friday – No weekends.
