We are currently seeking an experienced and proactive housing Estimator to join our Custom Homes team and support the successful delivery of bespoke, high-end Custom designed projects from the outset.
This full-time role is based at our state-of-the-art HQ on the beautiful Sunshine Coast. As a valued member of our Estimating Team, you will be responsible for efficiently managing all steps required to build amazing Custom homes that are aligned with AUSMAR's guidelines and construction standards.
Reporting to the Custom Homes Manager, you will:
* Work with the Sales and Design team to provide accurate sales estimates to support client budgets, offering suggestions and solutions to help meet budgets when required
* Prepare fixed price contract pricing including comprehensive and accurate BOQs, dealing directly with suppliers and the Construction team to achieve this
* Create and issue purchase orders after contract and manage the job cost throughout the entire build
* Manage all post contract client variation costings during the build and provide sell prices for same when requested by the Client Liaison Officer and the Construction team
* Manage and produce ETS purchase orders as required and run individual job ETS reporting. Present these at monthly meetings
* Reconcile invoices daily through Filebound software
* Prepare job-specific construction documentation and specifications for contract and construction
* Manage job budgets and profit forecasting for each project
* Effectively manage time to meet required deadlines
* Work with the construction team on procurement of trades and materials
* Highlight documentation discrepancies for rectification as required at all stages
* Problem solve construction and design challenges proactively on a daily basis
* Respond to critical workflow needs promptly and be fluid with change when required
* Liaise collaboratively with internal stakeholders including Sales, Design, Interior Designers, Construction team, and Client Liaison teams
* Conduct pre-issue checks to ensure adherence to AUSMAR standards, authority requirements, and estate covenants
* Continually update systems and data to reflect accurate workflow progress

Applicants must have:
* Minimum 10 years' experience in residential construction, ideally within Custom Homes and have also managed volume works (projects up to $2.5M)
* Strong competency with estimating software and experience with Databuild estimating software.
* Exceptional understanding of contract and construction documentation, including specifications, engineering docs, construction plans, product information, and Authority approvals
* Solid understanding of budgeting and cost management principles in residential construction
* A team-oriented approach with a commitment to shared success working within a small team of 6 dedicated Custom Homes staff

Operating hours: Monday–Thursday 7:30am–4:30pm (45‑min lunch), Friday 7:30am–12:30pm
Salary: Negotiable and discussed during the interview, based on experience
