Lead operations, support a high-performing team, and help drive a well-run, growth-focused property management department in Melbourne’s east. The opportunity: This Operations Manager role sits at the heart of a large, established residential property management department, working closely with the Head of Department to keep everything running smoothly day to day. You’ll oversee systems, workflow, reporting, and team support, ensuring the portfolio is managed efficiently, consistently, and with a strong focus on service and performance. This is a great next step for a senior property management professional who loves structure, process and supporting people to do their best work. The role: Oversee daily operational workflow and processes across the department Monitor team procedures and ensure consistency and accountability Assist with workload coordination, task management and resourcing Identify operational gaps and drive continuous improvement initiatives Support the smooth running of a large Property Management team Manage daily, weekly and monthly KPI reporting Track arrears, leasing, vacancies, routines, maintenance and preventable losses Assist with performance monitoring and department accountability Prepare operational reports and updates for leadership Support Property Managers, Associates, Leasing and BDMs with operational needs Assist with onboarding and training coordination for new team members Act as an escalation point for process/operational queries Help foster a positive, accountable, team-focused culture Assist with PropertyMe workflows and process management Maintain operational templates, trackers and reporting systems Support implementation of improved systems and procedures Assist with department organisation and compliance processes About you: You are an experienced property management professional who enjoys the operational side of the business as much as the client-facing side. You’re highly organised, calm under pressure, and naturally look for ways to streamline processes, support the team and lift performance. You will ideally have: Previous experience in residential property management leadership or operations Strong knowledge of Victorian Residential Tenancies legislation Exceptional organisation and time management skills Strong communication skills and a solutions-focused mindset High attention to detail and confidence working with data and reporting Solid systems capability, with experience using PropertyMe or similar software A proactive, supportive approach and genuine enjoyment in helping teams perform at their best If you enjoy creating order, improving processes and being the operational backbone of a high-performing property management department, this role will suit you perfectly.
