Our agency aims to provide competitive services in the real estate market, selling and managing residential property. Our overall mission is to ensure the provision of high-quality services that exceed customer expectations.

The responsibilities of a Property Manager are extensive and varied. You will primarily be accountable for the overall management of residential and some commercial properties on behalf of and to the satisfaction of the owner and the tenant.

The principal challenge in this position is to increase our property management portfolio and devise innovative strategies to increase net management revenue. The individual will be expected to demonstrate commitment and loyalty, perform all duties according to the organisation's routines and procedures, and align with overall business objectives.


Responsibilities Include

* Conduct regular inspections and promptly address maintenance issues.
* Monitor rent arrears daily and take necessary actions.
* Manage tenancy renewals within time constraints and increase rents where appropriate.
* Issue and follow up on maintenance work orders.
* Conduct entry and exit inspection reports thoroughly and promptly.
* Issue breach notices and other notices as required.
* Manage bond refunds.
* Coordinate with the Leasing Officer for new tenancy sign-ups.
* Assist in listing available properties and provide feedback.
* Prepare lease agreements, bond forms, Tenant Sign Up Packs, and inspection reports.
* Prepare and lodge Tribunal claims and represent clients at hearings.
* Maintain accurate filing of all documents, electronically or in hard copy.
* Record appointments in electronic diaries.
* Maintain high standards of service delivery.
* Stay informed about relevant legislation.
* Advise clients on activity related to their investment properties and ways to improve rental returns.
* Follow client instructions within legal and organisational guidelines.


The Successful Candidate Will Have

* Licence or Certificate of Registration.
* Previous property management experience.
* Experience with Property Me or similar software.
* Excellent time management and communication skills.
* Strong work ethic and problem-solving skills.
* Attention to detail.
* Valid motor vehicle and driver's license.
