- Drive the transformation to aunified business model, consolidating to a one physical brand presence inthe Bryon region and expanding inventory across multiple digitalplatforms.

- Cultivate a positive andsolution-focused working culture, fostering collaboration and innovationin line with Alloggio's expectations.

- Conduct regular commercialreviews, analysing performance metrics and addressing operational risks todrive continuous improvement.

- Maintain optimal staffinglevels and actively upskill team members to enhance capability andresilience.

- Spearhead operationalinnovations, identifying and implementing solutions to streamlineprocesses and enhance efficiency.

- Present initiatives to SeniorLeadership to drive growth, retention, and operational efficiency,leveraging insights from local market dynamics.

- Provide constructive feedback,training, and support to staff, ensuring professional development andefficient complaint resolution.

Business Growth:

- Strategically drive monthly netgrowth of accommodation properties under Alloggio's management, focusingon sourcing and onboarding current properties while retaining existing ones.

- Conduct thorough analysis ofproperty listings to identify trends and opportunities for targetedproperty acquisitions and retention strategies.

- Cultivate relationships withlocal community groups, businesses, and vendors to generate referrals andnew management leads, including housekeeping companies.

- Identify and leverageopportunities to enhance exposure for Alloggio's brands, securingadditional management contracts through effective networking and marketpositioning.

- Develop a deep understanding ofpricing factors for accommodation properties, utilising BI tools tooptimize pricing strategies and maximize revenue.

- Collaborate closely withcentral pricing and distribution teams to enhance portfolio revenue andstreamline operational costs.

- Ensure optimal propertydistribution across all OTAs and platforms, capitalising on revenueopportunities and maximising market reach.

- Foster synergy with otherAlloggio Group businesses to maximize overall performance and unlockcross-selling opportunities within the market/cluster and across the widerbusiness.

Property/Owner Care:

- Foster positive relationshipswith property owners, ensuring proactive and transparent communicationwith all stakeholders.

- Oversee regular propertyinspections and maintenance activities to uphold quality standards andensure compliance with relevant legislation and management agreements.

- Resolve disputes and escalatedissues promptly, striving for mutually beneficial outcomes and maintainingowner satisfaction.

- Streamline key managementprocesses to enhance the traveller experience, including implementingefficient after-hours support procedures and anticipating traveller needs.

- Manage traveller reviewsefficiently to drive bookings and improve overall guest satisfaction,collaborating with central reservations teams to handle inquirieseffectively and address concerns promptly.

- Develop strong relationshipswith vendors to meet operational standards, homeowner expectations, andneeds effectively, ensuring timely approval of vendor invoices andresolution of escalated issues.

Requirements

Qualifications /Licenses:

- Current Driver's License.

- Australian citizenship,residency, or appropriate work visa.

Experience:

- Demonstrated experience inprofitably managing accommodation assets.

- Solid commercial acumen andproven track record in managing a sizable P&L.;

- Proven ability to drive revenuegrowth and expand property portfolios.
