* Based in Adelaide with travel to alternative RASA sites
The Project Manager, New Facilities & Property is responsible end-to-end delivery of new site identification and establishment, including fit-outs and capital builds, across all RASA properties and infrastructure. This role has a strong emphasis on project management, overseeing budgets, project schedules, forecasting, and ensuring property projects are delivered on time, within scope, and to quality standards.

Who we are lookin g for

We're seeking a proactive and detail-driven Project Manager who can turn big-picture property visions into practical and impactful outcomes. If you have a talent for managing complex projects, negotiating leases, coordinating fit-outs, and ensuring every RASA space is functional, secure and cost-effective, this is your chance to shape the places where our important work happens.

To be successful in this role you will have:

* A bachelor's degree (AQF Level 7) in a relevant field such as Property Management, Facilities Management, Engineering, Architecture, or Business Administration.
* Extensive and demonstrated experience (minimum 3-7 years) in commercial property and facilities management, with a proven track record in leading new site fit-outs, commercial building projects, and strategic lease management.
* Significant experience in project management and coordination, particularly for property development and refurbishment projects, applying recognised methodologies.
* Demonstrated experience in high-level negotiation, contract management, and strategic stakeholder management.

W hat you will be doing

* Lead the end-to-end project management process for new site identification, acquisition, design, fit-out, establishment, and major refurbishments, ensuring delivery on time, within budget, and aligned with RASA's strategic objectives.
* Develop and manage project schedules, resources, and risks for all property-related initiatives, ensuring projects are completed on time and within budget.
* Lead and manage all lease negotiations, renewals, new lease agreements, and associated compliance, including maintenance planning and execution.
* Ensure all buildings meet essential service maintenance requirements and WHS compliance, actively managing property-related risks, insurance coverage, and deficiency rectification protocols.
* Develop and manage strategic supplier contracts for all major property services, leading vendor selection, negotiation, and performance management.
* Act as a key point of contact for executive leadership on property-related projects, providing regular reports and project updates.
* Engage in effective and senior-level interaction and negotiation with service providers, regulatory authorities, government bodies, and internal stakeholders on project and operational goals.
