About the role
At Element Property Services, we do property management properly — with structure, support, and respect for our people. We're looking for an experienced Residential Property Manager who wants to manage a well-run portfolio with realistic KPIs, and the backing of a team that values quality over volume.
This is a full-time, permanent role where you'll manage your own portfolio, supported by clear systems, strong leadership, and a culture that genuinely values work–life balance.
This role also requires a high level of personal presentation, and close interaction with clients, tenants and team members throughout the day.

What you'll be doing
* Managing a residential portfolio from leasing through to end of tenancy
* Building strong relationships with landlords, tenants, and trades
* Coordinating maintenance and conducting routine and vacate inspections
* Preparing leases, condition reports, notices, and related documentation
* Managing arrears, renewals, and compliance in line with ACT legislation
* Running your portfolio efficiently while meeting agreed KPIs

About you
You're organised, proactive, and take pride in delivering high-quality service. You enjoy managing your own workload, communicating clearly, and maintaining strong relationships. We are looking for more than just a property manager, we are looking for someone who genuinely cares about people and takes pride in doing things properly.
You'll bring:
* Previous experience in residential property management
* Class 2 Real Estate Licence which includes the required Police Check
* Current driver's licence
* Strong working knowledge of ACT residential tenancy legislation
* Confidence managing maintenance, inspections, and day-to-day portfolio tasks
* Excellent communication and conflict-resolution skills
* Proactive with excellent problem solving skills, attention to detail, honesty, integrity, emotional maturity and accountability
* Works co-operatively as part of a team and values trust and loyalty
* Competency with property management software and Microsoft Office
