About the Role
QIC Real Estate is seeking an exceptional Investment General Manager (IGM) to lead and drive the investment management outcomes for two of Australia's most significant, high‑value, high growth assets. In this pivotal leadership role, you will shape, execute and elevate the strategic direction, performance and long‑term value of major real estate investments within the QIC portfolio.
Reporting to the Director – Asset Management, you will be the central driver of the Strategic Asset Plan, responsible for optimising income, capital returns, ESG outcomes and master‑planning horizons. This is an opportunity to influence the full investment lifecycle — strategy, operations, development, valuation, and major tenant relationships — across assets that genuinely shape a city.

Key Responsibilities
In this senior leadership role, you will:
* Develop, refine and implement Strategic Asset Plans covering investment strategy, risk, ESG initiatives and long‑term master planning.
* Monitor market conditions and recommend actions to manage risk and enhance asset value.
* Drive leasing and property management strategies to optimise income, control expenditure, reduce arrears and support asset performance.
* Oversee monthly performance against strategy and budget, recommending improvements where necessary.
* Manage valuations, forecasts and reporting to ensure accuracy and alignment with investment goals.
* Work with other leaders on major tenant strategy and leasing negotiations and ensure contractual and regulatory compliance.
* Coordinate cross‑functional input into Master Plans and prioritise capital and development initiatives.
* Oversee delivery of minor capex works and collaborate with QIC's inhouse Development team on major projects, including feasibilities, approvals and governance requirements.
* Maintain strong relationships with major tenants, consultants, contractors and government authorities.
* Act as the senior point of contact for asset‑level media matters.
* Support acquisitions, disposals and capital transactions as required
* Lead, mentor and develop Investment Managers and Analysts, fostering a collaborative and high‑performance culture.
* Ensure professional and accurate representation of QIC in all meetings, presentations and reporting.
Essential Criteria
To succeed, you will bring:
* Degree in Property Economics, Business, Economics or Commerce (postgraduate considered).
* Minimum 10 years' experience in commercial real estate investment, asset management and/or project delivery.
* Advanced understanding of valuation methodologies, investment analytics and major property markets.
* Proven leadership experience in a cross‑functional environment managing large‑scale assets.
* Strong commercial acumen and exceptional strategic decision‑making ability.
* Full understanding of the property development lifecycle, regulatory frameworks and project delivery processes.
* Demonstrated ability to identify risk and opportunity early and convert insights into value creation.
* Strong knowledge of Australian property investment markets.
* Expertise in managing leasing strategies and major tenant negotiations.
* High competency in IT platforms and advanced spreadsheet/analysis capability.
