We don't represent builders, banks, or developers; we represent the buyer, always. As builder brokers, our job is to cut through the overwhelm, stand in our clients' corner, and guide them end to end. From finance and land, to home design and matching them with the right builder and strategy to suit their goals.

We're growing rapidly and are looking for an ownership‑minded, people‑focused Homes Sales Manager to take ownership of a full, high‑performing team and elevate the next stage of growth, culture and consistency. You'll also be working alongside another high‑performing Sales Manager within our New Homes division, creating a collaborative two‑leader structure designed for scale.


About the Role

This is a hands‑on leadership position where you'll oversee a full team of New Home Advocates who are already performing strongly. Your role is to guide, coach, improve conversion, enhance the client experience and ensure the division continues to grow with quality and discipline.

You'll work closely with the Head of Sales, Marketing Manager and Sales Operations Manager to optimise processes, support team capability, and ensure the customer journey remains seamless from first enquiry to contract signing.


What You'll Lead


Leadership & Team Development

Lead, support and elevate a team of experienced New Home Advocates.

Maintain and reinforce high‑performance standards, energy and accountability.

Coach advocates on enquiry management, appointments, presentations, follow‑up and closing.

Strengthen the positive culture that already exists within the team.


Conversion & Sales Process Optimisation

Own the enquiry‑to‑sale lifecycle and ensure consistent execution across all touchpoints.

Improve speed‑to‑lead, follow‑up rhythm and appointment quality.

Identify opportunities to lift conversion at each stage of the funnel.

Remove friction from the sales process to create momentum for clients and advocates.


Training & Capability Building

Deliver ongoing training around scripts, objection handling, compliance and deal quality.

Enhance consistency across appointments, proposals and client communication.

Introduce additional structure and frameworks that help the team lift results even further.


Customer Experience & Compliance

Ensure every client receives a professional, smooth and supportive experience.

Maintain internal quality standards on suitability, presentation and documentation.


Forecasting & Performance Insights

Track KPIs, conversion metrics, cancellation rates and pipeline health.

Provide performance insights and recommendations to the Head of Sales.

Contribute to long‑term scale planning for the Homes division.


Who You Are

Experience in new home sales with a strong record of conversion.

Experience leading or mentoring salespeople OR clearly ready to step into leadership.

Strong understanding of sales systems, appointment structure, compliance and WA building fundamentals.

A confident communicator who inspires high standards and consistent execution.

Someone who thrives in a high‑enquiry, fast‑paced environment.
