POSITION OVERVIEW
The Senior Foreman at Pcrew plays a critical execution role across our industrial and commercial construction projects.
We are a licensed QBCC builder and we build for ourselves.
There is no separation between client and contractor. We are both the developer and the builder. This means:
* Decisions are made fast
* Variations are resolved immediately
* Design adjustments happen in real time
* There is no bureaucratic delay between approval and action
* We build with long-term ownership in mind
You will take full site accountability from establishment through to practical completion across industrial and commercial developments.
You are responsible for:
* Program delivery
* Build quality
* Trade coordination
* Cost discipline on site
* Safety and compliance
* Site culture and standards
Because we hold the assets long term, build quality and execution standards directly impact asset value, leasing strength and refinance outcomes. What you deliver matters beyond handover.
This role requires ownership, urgency and high standards.
THE OPPORTUNITY
Pcrew is a founder-led industrial and commercial property business operating between Brisbane and the Gold Coast.
Unlike a traditional contractor, we are not building for an external client. We control the site, the budget and the decision-making process.
You will not be:
* Waiting weeks for client approvals
* Arguing over minor variations

KEY RESPONSIBILITIES 3.1 Site Leadership and Delivery
* Full control of site operations from establishment to completion
* Drive daily trade coordination and sequencing
* Maintain build momentum and eliminate downtime
* Enforce professional, organised site standards
3.2 Program Management
* Implement and maintain project programs
* Identify risks to program early
* Present solutions, not problems
* Deliver projects on or ahead of schedule
3.3 Trade and Contractor Management
* Coordinate and manage subcontractors
* Enforce workmanship standards
* Hold trades accountable to scope and time
* Prevent margin erosion through poor site control
3.4 Contracts Administration and Trade Letting
* Conduct site inspections with prospective trades during tender stage
* Clearly explain scope of works, specifications and program expectations
* Review drawings to ensure full understanding of industrial and commercial build requirements
* Receive, analyse and compare trade pricing submissions
* Identify scope gaps, exclusions and pricing risks
* Provide structured trade recommendations to the Development Manager
* Assist in refining scope before contracts are issued
* Support administration of trade contracts during delivery
3.5 Quality Control
* Deliver projects to investment-grade standard
* Conduct staged inspections before sign-off
* Minimise defects and rework
* Maintain consistency in detailing across industrial and commercial projects
* Monitor site-level costs
* Identify inefficiencies and waste
* Support cost discipline aligned with feasibility targets
* Protect approved margins
3.7 Safety and Compliance
* Maintain strong site safety culture
* Ensure compliance with QBCC and statutory requirements
* Uphold professional standards across all sites
3.8 Materials and Procurement Coordination
* Coordinate material orders aligned with program
* Avoid supply bottlenecks
* Maintain efficient site logistics
* Minimise over-ordering and waste

* Independently managing industrial and commercial projects end-to-end

* Clear, commercially aware reporting to the Director

* Overseeing multiple concurrent industrial and commercial projects
* Influencing trade procurement standards
* Contributing to margin protection and build system improvements
* Positioned for senior construction leadership within the business
REQUIRED EXPERIENCE AND CAPABILITY
* Proven experience in industrial and commercial construction
* Experience reviewing and analysing trade pricing
* Strong understanding of scope documentation and drawings
* Ability to identify exclusions, overlaps and risk areas
* Strong site leadership capability
* Commercial awareness and accountability
* High personal standards
Builder's Licence highly regarded but not mandatory.
