 
        
        The Asset Manager will be responsible for the effective management, maintenance of our property portfolio, ensuring compliance, efficiency and sustainability. This role is critical to delivering high-quality housing services and supporting our organisation’s long-term objectives.
Responsibilities (aligned with organisational KPIs):
· System Development: Lead the implementation of modern asset management systems (including Asset Futures), ensuring accurate data, structured inspections, and lifecycle planning.
· Asset Oversight: Deliver a proactive program of property inspections, ensuring timely data capture, compliance with AHO guidelines, and high levels of accuracy.
· Financial Integration: Collaborate with the finance team to embed asset lifecycle costings into budgets and provide accurate, timely data for financial planning.
· Compliance & Reporting: Ensure alignment with the AHO Asset Management Framework, including development and annual review of the Asset Management Plan, with clear reporting to the Executive and Board.
· Procurement & Supplier Management: Establish and maintain effective trade contracts, schedules of rates, and supplier agreements that ensure value for money and compliance with procurement policies.
· Collaboration & Communication: Work as part of the leadership team to contribute to organisational planning, participate in meetings, and provide regular asset updates to the Board and Executive.
Essential Requirements:
· Demonstrated experience in property/asset management (individual or organisational capacity).
· Strong financial and contract management skills.
· Knowledge of housing, tenancy and asset compliance requirements.
· Proven ability to develop and implement effective systems and processes.
· High-level communication and stakeholder engagement skills.
