Job Description
The purpose of this role is to proactively resolve complex property related issues and secure alternative Greenfield sites for high-risk sites in Indara's portfolio that may need to be relocated. The primary focus of the role is to manage the risk of a site being lost by Indara by initiating multiple property strategies and providing suitable solutions to site specific issues to ensure Indara can retain customers and revenue on sites. This role also requires the individual to provide professional property acquisition services for the acquisition/negotiation of property access rights for new and existing sites while collaborating with internal and external stakeholders. This role is integral in delivering on the Property Team's annual targets to reduce number of site relocations and requirement for temporary facilities across the Indara portfolio.

Key Responsibilities Will Include

* Provision of professional telecommunications property services and advice.
* Resolving complex property issues on existing Indara sites.
* Negotiating the extension of tenure on existing Indara sites with a range of landlords.
* Issue legal instructions to the property legal team once heads of terms have been secured. Working closely with the property lawyers to close out tenure documentation in a timely manner.
* Acquisition/negotiation of property access rights for new alternative sites.
* Review SAED and Construction constraints when nominating alternative sites to ensure site suitability for Indara and Customers.
* Managing external suppliers including Planning, Design, Specialist Consultants as required to achieve desired outcome for alternative sites.
* Timely and accurate reporting of progress in Indara systems and as otherwise required.
* Escalation of issues to key Indara stakeholders.
* Assist Finance with the preparation of business cases for site relocations and lease extension deals for management approval. Ensure approved business case is in place prior to tenure agreements being executed for sites.
* Adherence to agreed project timeframes and budgets.
* Intra- and inter-state travel.
* Working closely with SAED Manager and Senior Program Manager with general property strategies.

Desired Skills And Experience
To be successful in this role you will have:

* Highly developed property telecommunications negotiations skills including an understanding of how communications/telecommunications facilities operate on site to negotiate workable solutions with landlords.
* Excellent communication (oral & written) and commercial negotiation skills.
* Highly developed problem-solving skills.
* Ability to work autonomously but also within a team environment and assist others as required.
* Takes initiative and thinks outside the square to resolve issues.

Experience

* Minimum 5+ years' experience in property telecommunications industry.
* Experience, specifically, in site acquisition, planning, leasing and other commercial property negotiations.
* Excellent negotiation and commercial skills.
* Ability to analyse and report on regulatory/ government requirements in the industry.
