Brief Description
The Role: Bateau Bay | Permanent Part Time | Enrolled Nurse
As a Maintenance Supervisor you will be doing the following:
Maintenance Delivery and Trade Application
* Apply trade expertise to deliver high-quality maintenance that supports a safe, functional, and welcoming environment.
* Work collaboratively with the Property Team to ensure maintenance tasks align with SCC standards and asset management plans.
* Coordinate day-to-day maintenance activity in partnership with the Residential Manager.
* Deliver planned, preventative, and reactive maintenance in line with service expectations.
* Conduct regular inspections of buildings, equipment and grounds, escalating complex issues to the Property Team when needed.
* Maintain consistent presentation and safety standards across the home, supporting resident comfort and wellbeing.
* Respond promptly to urgent repairs and safety risks.
Contributing to the Home Environment (Non-Maintenance Support Tasks)
* Support the Residential Services team with non-maintenance tasks where this contributes to resident experience and the smooth operation of the home.
* Undertake these tasks only where capacity and capability allow, ensuring core maintenance responsibilities remain the primary focus.
* Foster a team-based culture where all staff contribute to the home environment and resident experience.
* Assist with practical tasks that support resident comfort, communal spaces, events, or daily home operations, provided they do not interfere with essential maintenance work.
Contractor and Budget Management
* Determine when external contractors are required and seek approval before outsourcing.
* Make budget-aware decisions that reflect value for money and align with SCC's maintenance standards.
* Oversee contractor activity to ensure work is delivered safely, on time and to the required quality.
* Maintain accurate records of contractor work, service agreements and performance.
* Monitor the quality, cost and consistency of maintenance services to support effective operations.
Prioritisation, Escalation and Workflow Coordination
* Prioritise maintenance tasks based on urgency, safety risk and resident impact.
* Escalate complex or high-risk issues to the Residential Manager or Property Operations as required.
* Coordinate workflow with other Maintenance Officers to ensure timely, well‐sequenced activity.
* Plan ahead so maintenance work is not delayed due to avoidable gaps in scheduling, materials or communication.
Stakeholder Relationships and Communication
* Communicate respectfully and professionally with residents, families, staff, suppliers and contractors.
* Build positive working relationships across Residential Services and the Property Team to support a safe, well‐maintained home environment.
* Provide clear, timely updates on maintenance progress, issues and work requirements.
* Attend meetings and contribute to planning discussions that support resident experience and operational effectiveness.
* Respond promptly and courteously to maintenance requests and feedback.
* Liaise with contractors to ensure technical work meets SCC requirements and supports consistent service delivery.
* Support effective communication between the home and Property Operations so maintenance plans align with SCC's operational priorities and standards.
