Senior Building Scheduler / Estimator
Black Pearl Homes is a premium residential builder specialising in custom-designed, high-end double-storey homes, multi-unit projects, and luxury developments. Due to continued growth, we are seeking an experienced Senior Building Scheduler / Estimator to join our team and play a critical role in our pre-construction and delivery process.
We are looking for a senior professional with strong hands-on building knowledge who understands residential construction end-to-end — from take-offs and pricing through to scheduling and procurement.
About the Role
You will take ownership of estimating, scheduling, and procurement planning across multiple luxury residential projects. Working closely with company directors, site supervisors, architects, engineers, and suppliers, you will ensure projects are accurately priced, well-coordinated, and construction ready.
Key Responsibilities
* Prepare and manage construction schedules for custom double-story homes and developments
* Complete detailed take-offs, estimating, pricing, and pre-costs
* Review architectural, structural, and consultant drawings and specifications
* Liaise with architects and engineers to clarify and finalise documentation
* Obtain supplier and trade quotes and check against drawings and scope
* Identify gaps, risks, inconsistencies, and cost implications
* Finalise project budgets and estimates
* Program suppliers, lead times, and deliveries
* Place trade and material orders in line with construction programs
* Assist with pre-start preparation and contract readiness
* Support site supervisors with cost control, variations, and build coordination
* Communicate effectively with directors, supervisors and suppliers
* Manage multiple projects at various stages simultaneously
About You
You will bring:
* Minimum 5 years' experience in residential construction estimating and scheduling
* Strong, practical building knowledge (essential)
* Proven hands-on experience with residential take-offs and estimating
* Excellent understanding of construction methodology, sequencing, and trades
* Experience reviewing and interpreting plans, specifications, and engineering documentation
* Confidence dealing directly with trades, suppliers, architects, and consultants
* Strong organisational and time management skills
* High attention to detail with a solutions-focused mindset
* Clear and professional communication skills
* Ability to work autonomously and take ownership of outcomes
Experience with luxury homes, double-storey construction, multi-unit or grouped housing developments will be highly regarded.
