Property portfolio manager

Take responsibility for a large, mixed portfolio across corporate, retail and technical sites. This role needs someone confident with negotiations, commercially sharp, and comfortable juggling a high volume of property matters without dropping the ball.

You'll be the person making sure sites stay operational, leases stay under control, and costs stay sensible.


What the role involves

* Managing day‑to‑day property matters across a mix of corporate, retail and network/technical sites.
* Leading lease renewals, rent reviews, assignments, decommissioning and make‑good work.
* Renegotiating commercial terms to reduce OPEX, strengthen tenure and improve site usability.
* Identifying at‑risk sites early and putting a plan in place to keep things stable.
* Building solid relationships with landlords, developers, councils and other external partners.
* Working with internal teams (operations, finance, deployment, etc.) to keep property activity aligned and progressing.
* Managing acquisitions and disposals, including due diligence and documentation.
* Liaising with legal providers to get tenure documents drafted and finalised on time.
* Checking outgoings, valuations and statutory charges for accuracy.
* Contributing to budgets, forecasting and planning cycles.


What you'd need to bring

* 10+ years managing large property portfolios (corporate, retail or technical).
* Strong negotiation experience and the ability to hold your ground commercially.
* Deep experience with lease administration, property transactions and financial management.
* Ability to handle multiple moving parts and keep things organised.
* Clear communicator who can work well with landlords, senior stakeholders and internal teams.
* Good understanding of property law, legislation and commercial contracts.
* Comfortable using Microsoft Office; SAP/REFX or similar systems is a bonus.
* Experience in technical network property (mobile or fixed) is a big plus, but not a must.
