We are looking for a new Property Manager to join our team. This position is to manage a very well run portfolio of residential rental properties with plenty of support to succeed in your role.

The boring (but necessary) bits:
If you've made it this far into reading the ad, then you probably already know what a Property Manager does, but if you don't - here's a summary of what your main responsibilities would be.
* Effectively communicating with landlords, tenants & contractors.
* Overseeing, arranging & following up on maintenance requests for residential rental properties.
* Ensuring rent payments are made on time & following up on late payments.
* Reviewing rents & negotiating new leases for upcoming tenancy expiries.
* Preparing advertising for rental properties, processing rental applications & preparing tenancy documentation in line with the relevant legislation.
* Preparing entry condition reports at the start of a tenancy & ensuring properties are ready for tenants to move in.
* Overseeing the vacate process including completing exit inspections & preparing thorough reports to send to landlords. Finalising bond claims & returns to tenants.
* Facilitating insurance claims when necessary.
* Preparation & lodgement of QCAT applications.
* Following up on any issues that are identified by our in house routine inspections team after a routine inspection (our Property Managers do not complete routine inspections).
We would really love it if you have had experience in a Property Management position & hold a current Registration Certificate, however would consider anyone that has worked in a similar role or that has transferable skills & experience as we can provide full training. Bonus points if you are:
* Focused on building lasting relationships with clients, customers & contractors.
* An excellent & pro active communicator.
* Organised & have excellent time management, as well as the ability to delegate tasks to their team mate.
* A team player who is willing to help out other staff when required.
* Committed to providing exceptional customer service.
* Experience with the Reapit Suite (aka Console Cloud / Inspect Real Estate & Agent Box) is advantageous but not necessary - we'll teach you everything you need to know!
