As our Assistant Property Manager for KFC South Pacific, reporting to our National Property & Development Manager, you will be responsible for looking after the restaurants that serve up the world's favourite fried chicken—managing leases, crunching rent reviews, solving property issues, and keeping everything running finger-lickin' good. You'll work with landlords, councils, and our restaurant teams to make sure every KFC site is set up for success today and ready to grow tomorrow.


ABOUT YOU – OUR NEXT ORIGINAL

* Tertiary qualification in property or business.
* Experience in property and real estate industry essential, including exposure/experience in property administration.
* Ability to provide front line advice to internal stakeholders on best practice in property.
* Strong analytical skills and financial acumen.
* Experienced in building strong working relationships with internal and external parties.
* Ability to work under tight deadlines.
* Excellent planning, organizing skills and attention to detail
* Excellent written and verbal communication skills
* Computer literate – Microsoft Outlook, Excel and Access
* High energy/strong work ethic
* Manage KFC's portfolio of leasehold and freehold sites.
* Payment and verification of all rent and outgoings including reviews and reconciliation of rent statements.
* Responsibility for the completion of all CPI and fixed rent reviews.
* Stakeholder management of third parties, landlords, operations and franchise community.
* Account reconciliations of leased properties.
* Assist with lease renewals including analysis, negotiating terms and recommending for approval where required.
* Exercise lease options after full financial review as directed by Property Manager.
* Mid-term market reviews for all leasehold and freehold sites.
* Direct Finance Management to provide audited sales figures as requested by the landlord or agent.
* Co-ordinate insurance certificates of currency for landlords.
* Distribution and tracking of legal documents (contracts, leases, re-entry deeds, licenses etc.).
* Liaise with local councils and relevant statutory bodies to keep up to date on regulations and market conditions.
* Property Management for our corporate office (air-conditioning etc.).
* Maintain internal property database, Lease Eagle and Lucernex, and support global tracking systems and market planning database (AIS, Monday.com).
* Other real estate duties as requested by the National Property & Development Manager.
