You'll be reporting directly to the Head of Property Management, within a professional and supportive team environment.
The Role
As the Senior Property Manager, you will manage a well-maintained portfolio of 175–200 properties with the support of an Assistant Property Manager (APM).
The role is designed to allow you to focus on relationship management and higher‐level property management tasks, while administrative and routine tasks are supported by your assistant.
Your responsibilities will include:
* Managing a portfolio of 175–200 residential properties
* Handling maintenance requests and coordination
* Managing VCAT matters
* Completing exit condition reports
* Completing some entry reports
* Attending properties for entries and major maintenance issues
* Maintaining strong relationships with landlords and tenants
* Ensuring compliance with property management legislation and processes
Routine inspections are typically handled by the APM, meaning you won't be required to be out on the road regularly.

About You
To be successful in this role, you will ideally have:
* 5–6+ years Property Management experience
* Strong communication and relationship management skills
* Confidence managing VCAT matters and complex issues
* The ability to work independently and manage a busy portfolio
* A resilient and solutions‐focused approach
* Current Agent's Representative Certificate (or equivalent)
