Overview

MGM Homes is a vibrant, innovative Real Estate Agency dedicated to exceeding client expectations and delivering top-tier results. We’re seeking a dynamic Head of Department Property Management/Administration to join our Elite Team and propel growth to a new level.

Your Mission: The Head of Property Management Department is responsible for the day-to-day operation of the residential Property Management Department with emphasis on overseeing the Department and Rent Role of Residential Properties, maximizing rental revenues, controlling operational costs, trust account management (Console Cloud), facilitating Property Management, training and mentoring the team, managing owners and tenants professionally, and adherence to Real Estate legislation and other compliance requirements. A current Real Estate Licence is mandatory for this position. Reporting weekly to the Director of the company.


Principal Accountabilities

The following accountabilities do not limit the Company in allocating additional responsibilities within the scope of the employee\'s competence, experience, knowledge and qualifications.


Head of Property Management Department Responsibilities

* A minimum of 5-7 years of property management experience is required for this Department Head role.
* Responsible for all business operations relating to the letting and building management function including: liaison with owners and tenants in a professional manner.
* Internal audit of Form 6 and Form 18 agreements.
* Property advertising that reflects the high standard of the company.
* Introduction and qualification of tenants.
* Trust account receipting and reconciliation, mid- and end-of-month processing.
* Expert level of Trust Accounting for managing complex financial reconciliations and processing; attention to detail is essential.
* Handling and monitoring of RTA bonds.
* Management of daily rent arrears.
* Tenancy breaches where necessary.
* Attendance at QCAT if required.
* Property inspections when required.
* Controlling operational costs.
* Scalable Property Management that is profitable, well managed, and client focused.


Leadership

* Lead and mentor the Property Management team, providing support and training where required.
* Recruit new staff where necessary.
* Act in a professional and ethical manner at all times in accordance with Company Policies and Guidelines.
* Contribute to a productive and customer-focused outcome within the company.
* Work with integrity in the spirit of cooperation with others toward achieving a common goal through teamwork.


Quality and Safety

* Ensure high quality presentation of workplace/sites and adherence to Work Health and Safety standards.
* Ensure activities undertaken are Legal, Ethical and consistent with Company Policies.
