Role Purpose:
We are an integrated property group that acquires, develops, constructs and manages assets across all classes to build long-term rental income streams. The Financial Analyst position will provide essential support to the Head of Finance by maintaining accurate records of all funding arrangements, assisting in the preparation of lender reporting, and helping manage compliance obligations across the group’s extensive and leveraged asset portfolio. The role will also monitor upcoming finance agreement milestones to ensure sufficient lead time for refinancing or restructuring.
Key Responsibilities:
1. Funding Register & Documentation Support :
• Maintain a centralized and up-to-date register of all property and construction finance arrangements.
• Record key terms such as lender details, loan amounts, interest rates, covenant conditions, and expiry dates.
• Organize and file all loan documentation, drawdown notices, and correspondence with financiers.
2. Compliance & Reporting Coordination:
• Support the preparation and submission of lender reports, including financial covenant calculations, project progress updates, and other compliance deliverables.
• Liaise with internal departments (e.g. finance, construction, development) to collect required data and documents for lender submissions.
• Track reporting due dates and alert the Head of Finance well in advance to avoid delays or non-compliance.
• Liaise with third party professionals, including but not limited to valuers, solicitors, accountants and quantity surveyors.
3. Finance Monitoring & Alerts:
• Maintain a dashboard or schedule to monitor critical finance dates such as loan expiries, interest payment dates, and review periods.
• Flag upcoming milestones for refinancing or covenant testing at least 3–6 months in advance.
4. Ad-Hoc Finance Support:
• Assist with data preparation for new funding applications or refinancing exercises.
• Support internal and external audit processes by retrieving and organizing funding-related documents.
Key Results Area:
Funding Management:
• Ensure timely identification, application, and acquisition of funding opportunities as directed by the Head of Finance.
• All lender reporting deadlines met without reminders or delays.
• Accurate alerts provided to Head of Finance at least 3 months before any finance agreement expiry or refinance need.
Compliance:
• Ensure compliance with federal, state, and local funding regulations and contractual obligations.
• Maintain up-to-date knowledge of relevant laws, policies, and best practices affecting funding and compliance.
• Conduct internal reviews and risk assessments to identify potential non-compliance and recommend corrective actions.
Reporting and Documentation:
• Fully populated and maintained central finance register.
• Demonstrated reliability and accuracy in recurring reporting and data handling.
• Prepare accurate, timely financial and narrative reports for funders, auditors, and internal stakeholders.
• Maintain detailed records and documentation to support audits and regulatory reviews.
• Ensure proper filing systems and data management practices for compliance documentation.
Stakeholder Collaboration and Communication:
• Act as a liaison between finance, program teams, and external funders to ensure clarity on compliance requirements.
• Provide training or guidance to internal teams on funding terms, compliance expectations, and reporting obligations.
• Respond to funder inquiries and provide updates on project status and compliance matters.
Audit and Risk Management:
• Support internal and external audits, providing required documentation and explanations.
• Monitor risks related to funding and compliance and contribute to the development of mitigation strategies.
• Ensure any audit findings are addressed and resolved in a timely manner.
Key Selection Criteria:
Education: Tertiary qualifications in Accounting, Finance, Business, or a related field.
Skills and Experience:
•At least 5 years of progressive experience in a similar role.
•Exposure to property finance, construction funding or lender reporting.
•Demonstrated ability to perform complex financial modelling, forecasting, and variance analysis to support strategic decision-making.
•Strong Excel skills; comfortable with maintaining trackers and summarising financial information.
•High attention to detail and ability to manage routine processes reliably.
•Strong organisational and time management skills.
•Willingness to learn and grow in a fast-paced, capital-intensive business environment.
