An outstanding opportunity has arisen within our Capital Projects and Operations team to undertake the role of **Facilities Manager, Office Buildings** on a 12-month full-time contract with the possibility of extension and/or permanency.
The **Facilities Manager will report to the Portfolio Operations Manager **and will manage the operational, environmental and safety aspects of Hawaiian's commercial properties to best industry practice, in line with legislative requirements and agreed business plans.
Essential Duties
- Essential duties include, but are not limited to, the following:_
- Take responsibility for the effective operation of all engineering, environmental and property functions
- Ensure the presentation of Parmelia House is always of the highest quality
- Take responsibility for the effective management of all repair and maintenance activities
- Effectively manage the after-hours call-out/problems in a timely and cost-effective manner
- Be fully conversant with all Hawaiian Management Operating Systems and perform function in accordance with these
- Ensure the engineering and operational items from the annual risk management audit are completed, follow through with monthly updates on risk management audits
- Take responsibility for the effective supervision of on-site cleaning and concierge personnel in line with the contract agreements
- As required, take responsibility for the end-to-end delivery of projects and fit-outs in accordance with agreed scope, financial, quality, time and safety expectations
- Appoint and proactively manage relevant consultants and contractors to deliver projects and fit-outs in consultation at all time with the Office Buildings Portfolio Manager and Portfolio Operations Manager
- Use a risk management-based approach to actively manage potential issues and implement action plans as required
- Work collaboratively with stakeholders - external and internal - to deliver outstanding project and fit-out outcomes
- Prepare CAPEX submissions for approval as required
- Manage all tenant works/upgrades, including making recommendations on building services as required
- Prepare accurate annual Repairs and Maintenance Budgets, projects and work programs
- Actively manage all FY OPEX works to ensure they are being implemented as per budgets and on time. This includes reviewing and reporting monthly whilst reforecasting as required.
Qualification Requirements
- Trade Background
- Commercial maintenance experience
- Strong Microsoft Office experience and ability to quickly learn new systems with training
- Knowledge of mechanical services, hydraulic systems and electrical advantageous
- Knowledge of building management systems including controlling lighting, security, air-conditioning advantageous.
