We're seeking a Senior Property Manager to join our growing, process-driven team. This is a rare opportunity to step into a leadership role managing a well-structured portfolio of 200 residential properties, fully supported by a collaborative and skilled team.
What You'll Be Doing
Managing a clean and well-maintained portfolio of 200 properties, with the support of:
A leasing agent to handle open homes
A dedicated application processing team
A team assistant managing administration under your direction
A routine inspection officer for routine inspections
An account team handling invoices
Building trusted relationships and delivering a 5-star experience to both landlords and tenants
Coordinating maintenance and repairs in a cost-effective, practical manner
Communicating proactively and professionally, resolving complex issues with confidence
Leading by example and mentoring junior team members
Ensuring compliance with the RTRA Act and internal policies
Acting as the key decision-maker for your portfolio (no trust accounting required)

Key Responsibilities:
Tenancy Management
Manage the lifecycle of tenancies from application, lease signing, renewals, and exits. (with support of course)
Review / overview lease renewal workflow.
Handle tenant communications professionally and efficiently.
Maintenance Coordination
Respond to maintenance requests promptly and liaise with approved tradespeople.
Ensure urgent repairs are actioned according to RTRA Act timeframes.
Track and follow up outstanding work orders.
Always find cost effective way to solve maintenance problems
Routine Inspections & Entry/Exit Reports
Review and finalise entry, routine, and exit condition reports from field agent.
Identify maintenance issues and report and resolve them promptly.
Maintain inspection schedules and communicate feedback to landlords.
Arrears Control
Monitor rent payments and follow up rent arrears in accordance with legislation.
Issue breach notices when required and escalate serious arrears to tribunal where necessary.
Compliance & Risk Management
Ensure all leases, bonds, notices, and safety compliance (e.g. smoke alarms) are up to date and legally compliant. (we have workflows)
Prepare documentation and attend QCAT hearings if required.
Client Relationship Management
Build strong, positive relationships with landlords and tenants.
Provide clear and timely communication.
Proactively resolve complaints or escalate to senior staff if needed.
Administrative Duties
Maintain accurate records using property management software.
Ensure all communications and documentation are saved appropriately.
