Job Summary:
We are seeking a highly skilled and motivated Estimator/Project Manager to lead and coordinate the successful completion of projects within budget, on time, and to the specified quality. This role involves overseeing both the preconstruction and project management phases, serving as the key representative of the company while working closely with owners, architects, and engineers. The ideal candidate will have comprehensive knowledge of contract documents, estimation, and construction functions, while maintaining excellent client relationships.
Responsibilities:
Project Management
* Project Coordination: Supervise day-to-day project efforts, ensuring completion on time, within budget, and to quality standards.
* Team Leadership: Coordinate and direct estimating, purchasing, engineering, accounting, and construction teams for project success.
* Documentation Mastery: Maintain knowledge of all general contract and subcontract documents, drawings, and specifications.
* Schedule Management: Establish and monitor the master project schedule, including key milestones, deadlines, and delivery times.
* Client Relations: Meet regularly with the Owner, Architect, and Engineer to review project progress, provide updates, and address concerns.
* Budget Oversight: Keep the client advised on budget status and make necessary adjustments to stay within financial parameters.
* Quality Control: Implement and maintain quality control procedures for the project to meet company standards.
Preconstruction
* Bid Preparation: Coordinate and direct bid packages, contact potential bidders, and manage procurement processes as needed.
* Estimating and Scope Review: Assist in the preparation of estimates and bid scopes, ensuring accurate cost projections and pricing.
* Pre-Bid Management: Organize and attend pre-bid meetings and assist in developing pre-bid RFI responses.
* Subcontractor Management: Review bids, manage subcontracts, and ensure timely return of purchase orders and change orders.
* Documentation: Prepare bid proposals, review subcontractor bid tabulations, and issue necessary pre-bid memos and addenda.
Administrative Responsibilities
* Reporting: Prepare and maintain Project Management Information Reports, budget updates, and financial status reports.
* Close-Out Management: Oversee the close-out process of subcontracts and ensure proper documentation and final records for the project.
* Communication: Maintain effective communication with clients, stakeholders, and subcontractors to ensure project alignment.
* Legal and Compliance: Ensure compliance with all project contracts, bid requirements, and insurance documentation.
Client & Team Collaboration
* Owner-Architect Relations: Serve as a liaison between the company, owners, and architects, offering advice and counsel on project concerns.
* Subcontractor Collaboration: Work closely with subcontractors to ensure accurate estimates, quality work, and adherence to project timelines.
Qualifications:
* Bachelor’s Degree in Construction Management, Civil Engineering, or related field required.
* Minimum (5) years of experience in construction project management and preconstruction.
* Strong knowledge of contract documents, budgeting, scheduling, and project estimation.
* Excellent leadership, organizational, and communication skills.
* Proficient in Software for project management and cost estimation.
