The Opportunity
An established and growing residential construction business is seeking an experienced Senior Construction Manager to lead the operational delivery of a high-volume investment housing portfolio across South East Queensland. This is a senior, hands‑on leadership role responsible for overseeing 160+ homes per year, driving build quality, program certainty, margin protection and strong people leadership across supervisors, trades and internal delivery teams.
Working closely with the executive leadership team, the Senior Construction Manager will play a key role in strengthening operational structure, compliance, workflows and scalability as the business continues to expand. This position suits a seasoned construction leader who enjoys execution, team leadership and operational excellence, without full GM or P&L ownership — with clear opportunity for progression longer term.
Key Responsibilities Construction Delivery & Performance
* Lead high-volume residential construction delivery across multiple active sites.
* Ensure builds are delivered on time, on budget and to agreed quality standards.
* Oversee construction programs, sequencing, defect management and handover processes.
* Support margin protection through cost control, trade performance and build efficiencies.
Team Leadership & Capability
* Lead, mentor and support Site Supervisors and construction staff.
* Drive accountability, performance standards and a strong delivery culture.
* Support team structure, resourcing and succession planning as the business scales.
Operational Oversight
* Implement and refine construction systems, processes and reporting frameworks.
* Maintain oversight of WHS compliance, quality assurance and risk management.
* Monitor build forecasting, resourcing capacity and workflow optimisation.
* Work closely with finance on cost control, reporting and operational performance.
Stakeholder & Partner Management
* Manage subcontractor relationships across South East Queensland.
* Liaise with investor clients, financiers and internal stakeholders as required.
* Collaborate with land acquisition and development teams on pipeline alignment and construction sequencing.
* Act as a senior escalation point for construction delivery issues.
About You Senior Residential Construction Experience
* 10–15+ years' experience in residential construction (volume housing, investment builds or project housing).
* Proven experience managing large teams across multiple concurrent sites.
* Strong understanding of construction programs, methodologies and defect management.
Investment Housing Expertise
* Experience delivering investor-focused housing with fast build cycles and repeatable designs.
* Strong cost control mindset with a clear understanding of margins and standardised delivery.
* Ability to manage investor expectations and finance-driven timelines.
Leadership & Operational Strength
* Experience working closely with Directors or senior leadership in a growing construction business.
* Strong operational capability with the ability to introduce structure, systems and process.
* Confident, practical leader with a delivery-focused mindset.
Licensing (Highly Advantageous, Not Essential)
* Holds or is eligible to hold a QBCC Open Builder Licence .
* Ability to act as Nominee Supervisor if required (not essential, but a key differentiator).
Salary & Benefits
$220,000 – $350,000 + Superannuation + Vehicle + Bonus (Final package dependent on experience, licensing and suitability to operate under the company's builder licence.)
