We're bringing maintenance fully in-house. Instead of outsourcing to random handymen, we want one trusted, experienced person who knows our homes, understands our standards, and takes ownership of asset care.

The Role (Straight Up)
This is a hands-on, on-the-ground maintenance role.
You'll be out all day, every day — inspecting homes, fixing issues, and dealing with whatever comes up. Some jobs are simple. Some require experience and good judgement.
If something needs a licensed trade, you'll identify it, document it properly, and report it back so the right specialist can be engaged.
Nothing fancy. Just solid, professional maintenance work — done properly.
How Maintenance Works at L'Abode
We already use regular scheduled trades for ongoing services such as:
* Gardening
* Pool servicing
* Pest control
* Larger or highly specialised works
Your role is different.
You are engaged when:
* Something unexpected pops up
* A guest can't get something to work
* Our internal team has tried to resolve it remotely
* We've exhausted reasonable troubleshooting
* We need experienced eyes and hands on the ground
If you see something that:
* Is worn
* Is failing
* Doesn't meet a premium standard
* Could become a bigger issue later
You're expected to fix it on the spot if appropriate, or report it clearly. Our standard is first class — no compromise.
What You'll Be DoingFixing Things (Everyday Stuff)
* Taps, washers, leaks, tightening fittings
* Shower roses, light fittings, globes and batteries
* Doors that don't open properly, sticky handles, locks
* WD-40 jobs, hinges, catches
* Garage door openers not working properly
* Minor appliance issues
* Jet blasting, steam cleaning and general upkeep
If it can be fixed on the spot — you fix it.
Looking After the Homes
* Regular inspections, especially in quieter periods
* Fix small issues before they turn into big ones
* Flag wear and tear vs guest damage (with a clear explanation)
* Keep homes looking cared for, safe and well maintained
When Things Go Wrong
* Emergency call-outs when needed
* Access issues (doors, lockouts, stuck locks)
* Pool or spa checks if regular contractors can't attend
* Unexpected issues that just need someone sensible to go and look
You'll usually be given as much information as possible before attending — but sometimes things come up, and you're comfortable dealing with that.
Scope of Works (Assessment & Minor Repairs)
You won't necessarily do everything listed below, but you must be experienced enough to assess, fix minor issues, or clearly escalate when a specialist trade is required.
1. General Building & Minor Works
* Handyman repairs
* Painting and plastering touch-ups
* Carpentry
* Doors and windows hardware
* Fencing and gates
* Roofing and gutters (visual checks and minor fixes)
* General exterior upkeep
2. Mechanical, HVAC & Hot Water Systems
* Air conditioning and heating checks
* Hot water system issues (initial assessment)
* Ventilation and exhaust fans
(You're not replacing systems — you're identifying issues, fixing what's minor, and reporting clearly.)
3. Fixtures, Finishes & Surfaces
* Flooring issues
* Tiling
* Waterproofing concerns
* Grouting and sealing
* Glazing (glass issues)
* Cabinetry and joinery touch-ups
4. Security, Access & Compliance
* Locks and locksmith-related issues
* Security systems (basic troubleshooting)
* Smoke alarms and safety/compliance checks
* Garage remotes and garage door motors
5. Grounds & Landscaping
* Basic gardening and tidy-ups
* Irrigation checks
* Emergency attendance if regular contractors are unavailable
6. Pest Control (Tracked Separately)
* Identifying pest issues
* Maintenance-related cleaning where applicable
* Clear reporting so scheduled pest contractors can be engaged
7. Waste & Rubbish (Tracked Separately)
* Rubbish and junk removal when required
* Identifying recurring waste issues at properties
8. Pools & Spas (Tracked Separately)
* Emergency pool or spa checks if regular pool services can't attend
* Visual inspections and reporting
* Escalation to specialist pool contractors when required
Reporting (Important, but Simple)
You'll need to:
* Log your time
* Take photos and videos
* Write clear notes on:
* What you found
* What you fixed
* What materials were used
* What needs a specialist trade
No overcomplicating it — just clear, honest reporting so the team can follow up properly.
