Sales Director – Off-the-Plan Project Sales

About the Role
This is an exciting opportunity to join SPG Land and play a pivotal role in delivering Paradiso Place, one of the most prestigious off-the-plan projects on the Gold Coast. We are seeking a dynamic and results-driven Sales Director to lead and grow our sales division, with a strong focus on off-the-plan project sales.
As a strategic leader, you will be responsible for driving revenue growth, building high-performing sales teams, and overseeing the successful marketing and sales of residential and commercial developments. The role requires a proactive problem-solver with the ability to devise effective pricing strategies, develop data-driven action plans, and leverage in-depth market research and extensive networks to achieve ambitious sales targets — all while collaborating closely with our design, finance, construction, and marketing teams to ensure commercial and operational alignment.
Key Responsibilities
· Develop and execute sales strategies across high-rising residential and mixed-use projects.
· Drive off-the-plan project sales campaigns, from pre-launch to settlement.
· Lead pricing strategy, positioning, and go-to-market plans in partnership with design, finance, construction, and marketing teams.
· Oversee the marketing function to craft and execute responsive, high-impact strategies tailored to project objectives and buyer audiences.
· Build and mentor a high-performing team and manage agency partners.
· Conduct market research and competitor analysis to inform sales and marketing decisions.
· Cultivate strong relationships with buyers, agents, brokers, and investors.
· Ensure compliance with property laws, contracts, and settlement processes.
Key Requirements
· –15 years' experience in sales, with proven track-record in off-the-plan apartment sales.
· Proven track record of leading teams to deliver high-value project sales.
· Strong commercial acumen and experience in pricing strategy and market positioning.
· In-depth knowledge of the Gold Coast property market and buyer demographics.
· Exceptional leadership, communication, and stakeholder management skills.
· Collaborative mindset, with experience working alongside design, finance and construction teams.
· Current Queensland Real Estate License (required).
· Bilingual skills desirable (English essential).

· Software & AI Proficiency: Experienced in CRM and sales platforms (e.g., Salesforce), marketing automation, project management tools, and AI-driven analytics or sales tools to optimise lead generation, pricing strategy, and campaign performance.
