As an Operator & Maintainer to the Australian Federal and NSW governments, Parklife Metro is leading a transformative metro project connecting St Marys to Bradfield, linking with the new Western Sydney Airport.
The Parklife Metro (PLM) consortium, made up of Plenary, RATP Dev, Siemens, and Webuild, is delivering the Stations, Systems, Trains and Operations & Maintenance (SSTOM) package of works for the Sydney Metro – Western Sydney Airport (SM-WSA) project.
RDWSA will proudly operate and maintain 6 current stations, 12 metro trains, core rail systems, and a state-of-the-art stabling and maintenance facility at Orchard Hills on the Western Sydney Airport metro line for 15 years after the line has become operational.
About the Role
Reporting into the Asset Production Manager, the Asset Manager – Facilities Management (FM) will lead the operational FM readiness into maintenance delivery, and the FM contracts in the Western Sydney Airport Metro Rail Line. In the role you will:
- Oversee daily FM operations across all facilities in the network, ensuring all the FM portfolio are functioning safely, reliably, and efficiently.
- Provide expert input into configuration control, warranty management, defect liability period resolution, and obsolescence planning.
- Lead condition, performance and lifecycle modelling across FM assets using the Asset Information System (AIS) Maximo and BIM.
- Manage the Facilities Asset Portfolio, ensuring FM systems achieve performance, compliance, and lifecycle targets.
- Electrical (LV) systems – lighting, power distribution, UPS;
- Mechanical/HVAC systems – plant, chillers, and ventilation;
- Fire and Life Safety – detection, suppression, and evacuation systems;
- Hydraulics – plumbing, drainage, and water systems;
- Tunnel Ventilation (TVS) and Building Management (BMCS/TVCS);
- Electronic Access Control (EACS) and TIDS systems;
- Vertical Transport (VT) – lifts & escalators;
- Soft Services – cleaning, landscaping, waste, pest control;
- Physical Security – CCTV, alarms, and patrols.
- Inspect station and depot FM systems regularly, verifying compliance with statutory maintenance schedules and standards (WHS, Building Code of Australia, ONRSR).
- Act as contract owner for FM service contracts (M&E;, fire, security, cleaning, landscaping, waste, etc.) and manage day-to-day contractor deliverables.
- Oversee supplier performance reviews, KPI dashboards, and monthly contract meetings. Prepare daily and weekly performance dashboards summarising asset availability, maintenance completion, defects, and contractor performance.
- Respond to incidents, alarms, or service interruptions affecting facilities infrastructure and coordinate restoration actions.
