Adelaide Commercial Real Estate is seeking a Senior Commercial Property Manager to oversee a well-established portfolio across office, retail, and industrial sectors.

The Role

This role suits a confident, detail‐driven Property Manager who takes pride in their work and wants to be part of a professional and well‐supported team.

This is a hands‐on role managing a quality portfolio of commercial properties, with the right level of support, structure, and autonomy.

The role is supported by:

* A dedicated Property Management Assistant
* Internal trust accounting support
* An established leasing department
Key Responsibilities
* Act as the primary point of contact for landlords, tenants, and contractors
* Manage all lease matters including renewals, rent reviews, and compliance
* Monitor arrears and enforce lease obligations
* Prepare annual budgets and outgoings reconciliations
* Maintain accurate tenancy schedules, insurance records, and reporting
* Conduct property inspections and oversee maintenance and contractor performance
* Manage lease expiries, make‐good processes, and tenant transitions
* Work closely with the leasing team to support occupancy and rental outcomes
* Ensure properties are managed to a high professional standard across all aspects
What You'll Bring
* Previous experience in commercial property management
* Strong understanding of lease administration, outgoings, and portfolio management processes
* High level organisation, time management, and attention to detail
* Clear and professional communication skills
* Ability to manage responsibilities autonomously and follow through
* Professional and relationship‐focused approach to landlord and tenant management
* Current driver's licence and reliable vehicle
