Are you an experienced Senior Property Manager ready to step into a leadership role where you can genuinely influence performance, people, and process? Hudson Bond is seeking a Property Management Team Leader to guide and develop our growing PM team while maintaining high standards of service and portfolio performance. This is a hands‐on leadership role where you will mentor a team of Property Managers, drive accountability across KPIs, and help shape the way our department operates day to day. You will be supported by an experienced leadership team, allowing you to focus on team performance, coaching, and day‐to‐day operational excellence.
About the role
You will lead a team of Property Managers and work alongside a dedicated inspection and leasing support team who manage routines, entries, exits, and leasing activity. Your focus will be on leadership, performance, and consistency across the portfolio, ensuring our owners and renters receive a high level of service at all times. This role suits someone who enjoys being on the tools but is equally motivated by developing people, improving systems, and lifting overall team performance.
Key responsibilities
* Lead, coach, and support a team of Property Managers
* Run weekly team meetings and performance check‐ins
* Oversee and monitor KPIs including arrears, leasing, and retention
* Provide one‐on‐one coaching and ongoing training
* Support portfolio performance and service standards
* Identify and implement process improvements
* Maintain strong communication with owners and renters
* Stay current with legislation and compliance requirements
* Contribute to portfolio growth and retention outcomes
About you
* Proven experience as a Senior Property Manager ready to step into leadership
* Strong communication skills, both written and verbal
* Natural ability to coach, influence, and hold others accountable
* Highly organised with strong attention to detail
* Confident using property management systems
* Sound understanding of Victorian legislation and compliance
* Professional, calm, and solutions‐focused approach
