Niche Holiday Rentals is a small, family-run business that takes pride in managing a portfolio of beautiful holiday homes across the Central Coast, along with a select group of permanent rental properties. We're a close-knit team who work collaboratively with trusted local contractors to deliver exceptional property management and memorable guest experiences.
About the Role
We are seeking a motivated and organised Property Manager to join our team. This role is a mix of holiday property management and permanent rental management (currently three permanent properties, with occasional additions). You'll be the key contact for owners, tenants, and contractors, ensuring properties are well cared for and clients receive excellent service.
This is a full-time salaried role (award wage), with no regular weekend work. However, every second weekend you will be required to take the phone for urgent enquiries. Please note: availability during school holiday periods is essential, as these are our busiest times (black-out periods apply).
Key Responsibilities
* Manage a portfolio of holiday rental properties and a small number of permanent rentals
* Liaise with owners, tenants, and guests to provide exceptional customer service
* Arrange and oversee property maintenance, cleaning, and contractor work
* Conduct inspections (ingoing, outgoing, and routine) for permanent rentals
* Coordinate bookings, key handovers, and guest communications for holiday rentals
* Monitor compliance requirements and maintain accurate records
* Handle lease renewals, applications, and tenancy agreements for permanent properties
About You
We are looking for someone who is:
* Organised and able to manage multiple tasks at once
* Friendly, professional, and customer-focused
* Confident communicating with owners, tenants, guests, and contractors
* Proactive and able to work independently in a small team environment
* Skilled in problem-solving and managing day-to-day challenges
* Comfortable with Microsoft Office and basic property management systems
Requirements:
* Current Australian Driver's Licence
* Previous property management or hospitality experience preferred
* Real estate qualifications/licence beneficial but not essential
