Job Description Summary
Based onsite at our brand new, luxury build to rent apartments in Melbourne, you will work as part of our close knit onsite community team, providing vital support to create an exceptional resident experience. This position is a hands on role, responsible for performing reactive, scheduled and statutory works to maintain interior and exterior of the property as well as common areas.
In order to provide service to our residents, our onsite teams work a rotating roster, 5 days per week, 7.6 hour days between Monday to Sunday, with alternating starts of either 8am or 11am.
Job Description
Key responsibilities:
* Diagnosing and repairing maintenance issues in line with policies, codes, and safety standards.
* Preparing vacant units for new residents by completing inspections and necessary repairs.
* Maintaining community cleanliness and overall appearance to reflect high quality standards of Greystar.
* Overseeing work undertaken by contractors, vendors and other service providers to verify works undertaken and ensure quality and compliance.
* Tracking and managing maintenance supplies and inventory.
* Performing routine safety inspections and preventative maintenance.
* Assist in maintaining statutory testing records, ensuring annual checks are complete; routing testing and inspections of emergency lighting, fire alarms and other operations and safety systems
* Providing excellent customer service and responding to after-hours emergency calls.
To be successful in this role, you should have skills including:
* Relevant licenses/certifications per Federal, State, and Local requirements; valid driver’s license.
* Experience in building maintenance, residential properties, or related trades.
* Qualifications or experience in electrical, mechanical engineering, plumbing, or HVAC highly regarded.
* Physical requirements including ability to carry up to 12kgs independently, climb ladders, bend, sit / stand / walk for extended periods.
* Knowledge of health and safety risks (manual handling, site safety, chemicals, trip hazards).
* Computer proficiency (Microsoft Office & database management)
* Effective communication and teamwork skills.
* Helpful and friendly manner, professional and courteous with both residents and colleagues.
* Ability to obtain a favourable National Criminal History Check and Working with Children check.
