Procurement, Contracts & Tenancy Manager

We are seeking an experienced Procurement, Contracts & Tenancy Manager to lead procurement strategy, supplier and contract management, and oversee NDIS tenancy arrangements across the organisation.
This is a pivotal role combining commercial thinking, governance, and operational leadership.
About the Role
You will lead how Orana purchases goods and services, manages supplier relationships, governs contracts, and ensures compliant tenancy arrangements for people we support who live in Orana properties.
Your responsibilities will include:
Strategic Procurement
* Developing and implementing procurement strategy
* Leading sourcing activities including tenders, RFQs and negotiations
* Identifying cost-saving and value-add opportunities
* Maintaining a preferred supplier register
* Managing supplier relationships and monitoring performance
* Maintaining a central, accurate contracts register
* Managing contract renewals, extensions, terminations and risks
Governance & Compliance
* Maintaining procurement policies and frameworks
* Ensuring compliance with delegations, audit, and governance requirements
* Promoting ethical procurement practices across the organisation
Operational Procurement
* Supporting managers with procurement processes and systems
* Monitoring procurement spend and trends
* Supporting budgeting and forecasting processes
Tenancy Management (NDIS Accommodation)
* Managing tenancy arrangements and records for NDIS clients in Orana properties
* Ensuring compliant residential agreements (including SDA and Supported Independent Living contexts)
* Managing reviews and compliance with NDIS pricing arrangements
* Ensuring properties meet regulatory, safety and habitability requirements
About You
You are commercially astute, highly organised, and confident working across governance, contracts, and stakeholder engagement. You bring structure, rigour and strong ethical practice to procurement and contract management.
You will bring:
* 5+ years' experience in procurement, sourcing or contract management
* Strong commercial acumen with demonstrated value-for-money outcomes
* Experience negotiating and managing supplier contracts
* Sound knowledge of procurement governance, compliance and audit requirements
* Highly developed analytical and financial skills
* Experience managing tenancy agreements, ideally within NDIS/SDA/SIL contexts
* Experience working with procurement systems and processes
* Strong stakeholder engagement and influencing skills
* Ability to manage competing priorities in a fast-paced environment
* High integrity and commitment to ethical procurement practices
* Relevant qualification in business, commerce, supply chain or related field (desirable)

* NDIS Worker Screening check (or ability to obtain)
