Overview

The Head of Property Development provides strategic leadership to unlock the potential of Adelaide and Parafield Airports' land banks, shaping precinct plans and driving initiatives that align with AAL's Accelerate Property Strategic Pillar and delivers long‑term value for shareholders.

Champions innovation, entrepreneurialism, collaboration and strong stakeholder engagement to position AAL as a leading property developer.


Responsibilities

* Identify, secure, and deliver development and leasing opportunities from concept through to completion.
* Work closely with internal teams and external partners to ensure projects optimise capital expenditure, revenue generation and timing that strengthen AAL's property portfolio.
* Identify, prepare and implement development strategies underpinned by detailed feasibility analysis and work plans in line with AAL's Accelerate Property Strategic Pillar.
* Proactively manage the commercial, legal and financial aspects of multiple projects at varying stages of their development cycle.
* Collaborate with multi‑disciplinary teams of consultants and AAL internal resources to deliver each project in line with delegated approvals and the Accelerate Property Strategic Pillar.
* Work with the Financial Analyst – Property Development to create and manage project feasibilities, including single and multi‑stage, JV models and all components of the financial model.
* Identify and manage risks and opportunities to optimise outcomes.
* Deliver the Development Management initiatives associated with the Accelerate Property Strategic Pillar.
* Develop and implement appropriate marketing strategies with the Commercial and Stakeholder Relationship Manager and external consultants to maximise awareness of airport development opportunities.
* Oversee production of all property marketing material, including refresh of the AAL Property Website.
* Represent AAL and build/manage interactions with government, developers, agents, tenants and other property participants to secure development and leasing outcomes.
* Monitor and interpret property market trends, liaising with relevant groups such as the Property Council of Australia, Australian Property Institute and Real Estate Institute.
* Provide input into property‑related aspects of Adelaide and Parafield Airport Master Plans and ensure strategies align with current Master Plans.
* Prepare detailed, quality reports and decision papers for presentation to AAL's delegated authorities, including the Managing Director, Property People and Culture Committee, and the Board.
* Support EGM Property with the development of the annual Property Team Business Unit Strategy and deliver allocated initiatives.
* Provide direction, coaching and mentoring to the Development Manager, fostering collaboration with the Commercial and Stakeholder Relations Manager and Financial Analyst – Property Development to ensure high performance.
* Promote AAL's values, create an inclusive, high‑performing team environment encouraging innovation, accountability and continuous improvement.
* Set clear objectives, monitor progress and provide regular feedback to direct reports; manage performance issues promptly and constructively.
* Actively collaborate with other business units to align property development initiatives with broader organisational strategies and priorities.
* Represent Property on AAL's Senior Leadership Team (SLT).
* Champion a safe and healthy workplace culture, ensuring compliance with WHS guidelines and promoting employee wellbeing.
* Embed customer service in attitudes and actions; contribute to a safe, healthy and discrimination‑free workplace.
* Comply with the WHS Responsibility Guidelines, Environmental Responsibility Procedure and live the AAL Values – Accountability, Integrity, Respect, Teamwork, Customer Focus.


Qualifications

* Essential: Tertiary qualifications in Real Estate / Land Economics / Property / Construction Management / Architecture or related fields.
* Desirable: Registered Land Agent or equivalent.
* Essential: Minimum 10+ years’ experience in a commercial Property Development role.
* Essential: Demonstrated commercial, legal and financial acumen.
* Essential: Experience in leading, managing and coordinating consultants and direct reports.
* Essential: Extensive knowledge of property leasing and sales marketing for major national/international property groups.
* Essential: Detailed knowledge of property and construction legal issues, including lease law and state legislation.
* Essential: Comprehensive understanding of financial modelling and preparation of detailed project feasibility analyses.
* Essential: Proven track record in Project Leasing and Property Development.
* Essential: Strong understanding of procurement, planning and tendering processes.
* Desirable: In‑depth understanding and experience in town planning, development approvals and compliance.
