As a Project Manager, you will oversee the successful completion of construction projects.
This involves managing budgets, negotiating with subcontractors and vendors, and ensuring timely project delivery.
You will be responsible for developing and implementing job procedures and techniques to ensure effective execution.
A key aspect of this role is maintaining good relationships with stakeholders, including owners, architects, and subcontractors.
You will work closely with your team to develop safety plans and implement safety procedures.
Maintaining accurate and timely reporting to management is also essential in this position.
Additionally, you will supervise project team members, manage training and development, and organize regular meetings with management and subcontractors.
You will review contract conditions and ensure compliance with all terms.
Documentation of significant project events, such as accidents and delays, will also be part of your responsibilities.
In this role, you will direct preconstruction services and activities, negotiate subcontract bid packages, and assist with business development and participate in job interviews.
Quality control and mitigating claims and conflict are critical aspects of this position.
Finally, you will complete all job close-out procedures, conduct warranty follow-up, and ensure project completion with full or enhanced fee.
Minimum Skills or Experience Requirements:
* Multi-family experience is required.
* An engineering, construction management, or architectural degree or equivalent experience is necessary.
* Field construction management experience of 5-8 years, including supervisory skills, is required.
* Able to solve problems and have a strong sense of urgency.
* Strong organizational and communication skills.
* Drafting and computer skills.
* Fundamental knowledge of contract law and project accounting.
* Thorough understanding of all project management control systems, including scheduling, cost control, procurement, and estimating.
